A real estate developer is a company that plans, builds, and develops real estate projects such as subdivisions, condominiums, or commercial buildings. Developers typically have their own in-house sales teams and sell only their own projects.

In contrast, a realty company is a real estate brokerage that focuses on marketing and selling properties. Realty companies may be accredited by multiple developers, allowing them to sell various projects from different developers.

⚠️ How can you verify if the project you want to buy from a developer has a License to Sell, or if the realty company is registered with DHSUD?

🏗 To verify whether a real estate developer holds a valid License to Sell, you may check the specific project listed under the developer on the official website of the Department of Human Settlements and Urban Development (DHSUD):

🚪 To confirm the legitimacy of a realty company, you may also check if it is registered under DHSUD by selecting the “Firm” tab on this page:

🔑 TIP #2:
Real estate developers build and sell their own projects, while realty companies help sell projects from different developers. Both have important roles in real estate.

There is no such thing as a licensed real estate agent. The correct term is Accredited Real Estate Salesperson. "Agents" do not hold a license. In order to legally sell real estate properties, they must be accredited under a licensed Real Estate Broker (REB).

👩‍💼 What is an REB?

REB stands for Real Estate Broker. They are the professionals who are licensed to sell real estate properties. Each broker is allowed to accredit up to 20 Real Estate Salespersons under their direct supervision.

⚠️ How can you verify if you're dealing with a legitimate professional or a “kolorum” (unregistered or unauthorized seller)?

You can check their name on the official website of the Department of Human Settlements and Urban Development (DHSUD). Simply click the appropriate tab —Salesperson, Broker, or Firm:

📝 Note:
The “Firm” tab only refers to realty companies, not real estate developers.
