Buying property isn't just about looks — make sure it's legal, safe, and truly worth your money before you sign anything.

✅ Step 1 — Verify the Property Title
Request a copy of the TCT or CCT and verify it with the LRA.
Check: No liens or debts | No legal cases | Owner matches seller
✅ Step 2 — Check Tax Records
Confirm real property taxes (amilyar) are fully paid at the local assessor's office.
✅ Step 3 — Validate the Developer
For subdivisions or condos, verify the developer has a valid License to Sell from DHSUD. Check their past projects and reputation.
✅ Step 4 — Inspect the Location
Visit at different times of day. Check: flood risk, road & transport access, schools, right of way.
✅ Step 5 — Review Legal Documents
Make sure all paperwork is complete: Deed of Sale / Contract to Sell, valid seller IDs, Special Power of Attorney (if applicable).
✅ Step 6 — Verify the Agent or Broker
Confirm the broker is PRC-licensed. A legitimate broker protects you — not just their commission.
✅ Step 7 — Watch for Hidden Problems
Look out for: informal settlers, ownership disputes, and unpaid mortgages on the property.
✅ Step 8 — Calculate the Full Cost
Budget beyond the price: Capital Gains Tax, Documentary Stamp Tax, Transfer Tax, Registration Fees.
✅ Step 9 — Conduct a Physical Inspection
Check structural integrity, electrical systems, and plumbing. Bring a licensed inspector if unsure.

Find out how many times it's been sold and why the seller is letting it go.
