Oo, valid parin ang Deed of Absolute Sale (DOAS) kahit ito ay hindi notarized.

Gayunpaman, ang DOAS na hindi notaryado ay itinuturing lamang na isang private document. Bagamat valid ito sa pagitan ng mga partido, maaaring hindi ito tanggapin para sa ilang opisyal na transaksyon, gaya ng paglilipat ng titulo ng lupa, pagpaparehistro ng ari-arian sa pangalan ni buyer, o iba pang transaksyong nangangailangan ng isang public document.

Legal Bases
1. Under Article 1475 of the Civil Code, a contract of sale is perfected at the moment there is a “meeting of minds” upon the thing that is the object of the contract and upon the price. No special form is required for its validity, unless the law specifically provides otherwise.
2. Toledo v. Toledo ([ G.R. No. 228350. October 10, 2022 ] citing Tigno v. Aquino, the Supreme Court held that:

"the absence of notarization of the Deed of Sale would not necessarily invalidate the transaction evidenced therein.

Article 1358 of the Civil Code requires that the form of a contract that transmits or extinguishes real rights over immovable property should be in a public document, yet it is also an accepted rule that the failure to observe the proper form does not render the transaction invalid.

We have even affirmed that a sale of real property though not consigned in a public instrument or formal writing, is nevertheless valid and binding among the parties, for the time-honored rule is that even a verbal contract of sale or real estate produces effects between the parties."
