It's a habit the industry rewards temporarily and punishes eventually.

The seller who chooses the busiest agent in the office often discovers, a week in, that busy and present aren't the same thing.

Volume looks impressive on a wall of plaques.

It performs less well in the middle of a difficult campaign, when the agent's attention is divided between nine other sellers wanting the same thing you want.

Through perception.

A fresh coat of paint in a neutral tone.
A repaired fence that no longer draws the eye.
A front garden that's been tidied rather than redesigned.

These things don't add rooms.
They don't change the bones of the property.

But they remove the mental calculations buyers make when they walk through.

Every visible imperfection is a negotiating chip in the buyer's mind.
Or worse, a reason to hesitate.
