Here is my Property Market Snapshot for June 2026

Key Highlights:
- The national median price increased by 0.7% compared to June 2025 to $770,000
- The national median days to sell figure was 48 days, one day less than June 2025.
- The Auckland median price decreased by 1.0% year on year to $980,000 and the median days to sell was 49 days.

In Auckland, only two areas (Papakura District and North Shore City) recorded year-on-year an increases in median sales prices in June, with Auckland City showing the largest decline at 6.3%.

First home buyers remained the most active group in Auckland. Investors and Developers were active where pricing represented good value.

Peter Thompson from Barfoot & Thompson reported 890 residential property sales in June, making it the strongest June for sales in five years. Properties priced under the $750,000 price range attracted significant buyer interest, with nearly a quarter of all sales in June falling within this price category.

Buyers currently have plenty of choice, making presentation and realistic pricing more important than ever. Vendors who present their homes well and price them in line with the market are more likely to achieve the best results.

Hope everyone is keeping warm and cosy, here is my Property Market Snapshot for May 2026 🏠

Key Highlights for May from REINZ:

- The national median price increased by 1.3% compared to May 2025 to $775,000
- The national median days to sell figure was 47 days, unchanged from May 2025.
- The Auckland median price increased 2.6% year on year to $1,005,000 and in Auckland, the current median days to sell was 48 days, the highest since 2020.

In Auckland, three areas (Auckland City, Manukau City and North Shore City) recorded an increase in median price year on year, with
Manukau City showing the largest lift at 5.7%.

Buyer activity in Auckland was again led by first home buyers and owner-occupiers. While investor activity declined across the region, there was renewed investor interest in Rodney and North Shore.

Peter Thompson from Barfoot & Thompson reported stronger sales activity in May compared to April, with 885 properties sold. Both median and average sales prices recorded modest increases compared to April. The number of properties for sale at the end of the month were slightly higher than the same period last year.

With buyers enjoying more choice, these figures reinforce the importance of realistic pricing and strong presentation for vendors looking to stand out.
