In New Zealand, getting married or entering a civil union generally revokes your existing will, unless the will was made with that marriage in mind.

Buying in Selwyn at the moment? A LIM report (Land Information Memorandum) tells you things like consented work, flood risk, and rates - not the same as a building report, but just as important.

I always tell clients: don't overlook getting a LIM it to save a few hundred dollars on a house that costs six figures.

It is also important to understand the limitations of relying on an older LIM that has been purchased by the Vendor.

If you don't have one, the law decides for you, and it doesn't always match what you would have wanted.

Good read. This isn't about one town or suburb beating the other - it's about trade-offs. Rolleston's growth has come from land and consents being made available, which has kept price growth more restrained even as thousands of new homes went in. Prebbleton's tighter supply has pushed prices up faster. We're lucky in Selwyn to have so many different options within a short drive of each other -whether that's more land and a bigger build, or a smaller footprint with different growth prospects.
