Cross-lease titles are an older form of ownership, commonly created in the 1960s and 1970s as a lower-cost alternative to full subdivision.

If you are buying a property off the plans, you may see a “sunset clause” in the agreement.

If the property is not finished by that date, one or both parties may have the right to cancel the agreement.

Rosa is a familiar face to the firm, having worked with us as a Summer Clerk in 2023. More recently, she spent two years with Manawatū Community Law Centre in Palmerston North, gaining valuable experience supporting her local community.

Probate confirms:
- The Will is legally valid
- The executor named in the will has authority to act
- The estate can be administered and distributed.
