Polling The Property Market

As we head towards another election, the political conversation is saturating headlines. Tax settings and the cost of living are competing for voters’ attention, while buyers and sellers are left wondering whether a change of government could also change the trajectory of the property market.

For some, that uncertainty can be enough to delay a decision, but does it make as much of a difference as we think?

3rd in Dunedin. 11th Regionally. 🚀

Another month, another milestone, and one I’m incredibly proud of.

I’m excited to share that I’ve been recognised as #3 in the Bayleys Dunedin Top 5 for September 2026, and #11 across the Lower South Island.

It’s a great result, and one that reflects the hard work, commitment and consistency that goes into every campaign, but most importantly, it’s a reflection of the incredible people I get to work with.

To my vendors: thank you for trusting me with your biggest asset and allowing me to put everything into achieving the best possible result.

To my purchasers: thank you for your trust and for allowing me to be part of your property journey.

And to my clients, colleagues, friends and family, thank you for the ongoing support. Better together. 🤝

With spring and summer now gathering momentum, the next few months are shaping up to be exciting.

If you’re thinking about making a move, now is the time to start planning. Whether you’re looking at selling, buying or simply want to understand where your property sits in today’s market, let’s have a conversation.

The season is here. Let’s make it count. 🔥

Thank you & Ngā mihi nui,
Kees – Your PROPerty Professional

Selling This Spring?

Spring has long held the title of property’s prime selling season. Gardens come back to life, daylight stretches into the evening and homes generally look their best.

But while warmer weather may bring more activity, sellers hoping that spring alone will deliver a premium result may need to work a little harder this year.

So what can we expect from the season, and what do you need to get your property spring ready?

But the underlying sales data paints a considerably less frightening picture. So what should you be aware of to stop getting spooked out of selling?

Bayleys' latest Waterfront Residential Market Update shows waterfront property sales increased to an estimated 1,702 transactions between April 2025 and March 2026, with an average sale price of $1.28 million.

At a time when the wider residential market remains characterised by flat prices and abundant stock, the figures suggest waterfront property is once again proving its resilience.
