An Enduring Power of Attorney (EPA) lets you appoint someone you trust to:
- Manage your finances and property (Property EPA)
- Make healthcare and welfare decisions on your behalf (Personal Care & Welfare EPA)

While overall property sales have dipped this year, first home buyers are actually doing more deals than this time last year. According to new Cotality data, they've completed over 10,000 purchases in the first five months of 2026, growing their share of the market from 25.8% to 27.7%.

Lower house prices, more listings, falling mortgage rates, and KiwiSaver are all helping. It's shaping up to be one of the better windows for first home buyers in recent years.

The housing market is in a funk - but one group is doing better than others.

A contracting out agreement (sometimes called a pre-nup) isn't just for the wealthy, it's a smart step for anyone entering a serious relationship with assets to protect.

Under the Property (Relationships) Act 1976, relationship property from a marriage, civil union, or de facto relationship of three years or more is generally divided 50/50 on separation. A contracting out agreement lets you decide in advance:

- Which assets remain separate property
- How property acquired together will be divided
- How to protect an inheritance, business, or family home

Both parties need independent legal advice for the agreement to be valid, and it's best to put one in place before or early in the relationship, not after things get complicated.
