The moment you decide to skip inspecting a piece of land you want to buy, you’ve already put yourself at risk.

Someone once shared a story with me. He met a lady online who claimed to be a marketer for a real estate company. At the time, he wasn’t in Nigeria. They had several conversations, she showed him the property, and he chose to trust her.

Without seeing the land himself, he went ahead and made payment.

Not long after, the land was allocated to him. She even sent pictures of a corner plot with his name written on it. Everything looked fine, and he felt satisfied with his decision.

About six months later, he came back to Nigeria for a short visit. He reached out to the lady, went to their office, and told them he wanted to see the land he paid for.

They scheduled a day and took him there.

As soon as they arrived, something felt off. The land wasn’t dry, it was swampy. He tried to stay hopeful, thinking maybe it would improve further inside. But it only got worse.

At some point, they had to stop the car because the area was too flooded to drive through.

That was when it finally sank in.

He asked her why she didn’t mention the condition of the land before he paid.

Her reply? He never asked if the land was dry.

She even suggested he could buy another plot in a different location that was dry.

At that point, he told her not to bother.

So here’s the lesson: never, and I mean never, pay for land you haven’t seen yourself, or at least sent someone you trust to check it for you.

Photos can be arranged. Videos can hide things. Sweet words can convince you. But the land will always show you the truth.

If you skip inspection, you’re not just taking a chance, you’re opening the door for someone to take advantage of you.
