My name is Samuel Metajuwa and I am a real estate consultant.

Basically, my job is to bring genuine properties from developing areas to my clients to yield high return on investment within few years.

This is my advise to you on why you should consider investing in Ibeju Lekki properties right now.

I took a client to that axis few months back, he was lamenting how he missed the opportunity of investing just 50k in Maroko (now Lekki) back in the 90s. And promised to never let this opportunity (investment in Ibeju-Lekki) pass him by.

*"The place is far"* - this was the same thing many people said during the transformation of the old Maroko into the present day Lekki. As I write this, the minimum price of land in Lekki of today is N100m. Imagine buying a plot of land during this transformation in Maroko back in the late 90s for just N50,000 and selling it 120m today. What if you bought an acre back then? That is 120m x 6 = N720m from an investment of just N300k.

This is what is going to happen in Ibeju-Lekki in few years to come.

What am trying to say in essence is Lands in Lekki Phase 1 can only appreciate by 1%,2% or even less.

So in short explanation, anyone who's currently buying a plot of Land in Lekki Phase 1 is not buying because of appreciation in price but currently buying because of development that has evolve around area.

*POINT TO NOTE:*

The best time to buy real estate is before the developments happen.
Reason: Because its going to be cheaper at that time.

- Buy that house off plan, sometimes you don't need to wait until its fully built.

- Buy that land now before the development, don't wait until its fully develop.

- Buy that land in that estate when its still undergoing development.

The more developments that happens the higher the price.

Eg; *Arium Estate Abijo GRA was selling for N7m/plot last year September, and currently its selling for N10m/plot.*

*Westwood Park Estate, Sangotedo introductory price last year was N8.4m/plot. But, Right now its selling for N16m/plot.*
