Gravity pulls everything downward.

LAND MEASUREMENT IN LAGOS & NIGERIA: WHAT EVERY REAL ESTATE BUYER MUST KNOW BEFORE PAYING FOR LAND

One of the biggest mistakes land buyers make in Nigeria is paying for land without understanding the actual size they are buying.

Many people hear:

Half Plot
Full Plot
Acre
Hectare

But they do not know what these measurements really mean.

As a result, some investors pay for a "full plot" and later discover they received less land than they expected.

Before you buy any land in Lagos or anywhere in Nigeria, understand these basic measurements.

WHAT IS A PLOT OF LAND?

A plot is the most common land measurement used in Nigerian real estate.

However, a plot is NOT a fixed measurement across all locations.

Different estates and layouts may have different plot sizes.

Common plot sizes include:

50ft × 100ft = approximately 465sqm

60ft × 120ft = approximately 648sqm to 670sqm

In Lagos, many government layouts and older schemes traditionally use around 648sqm to 670sqm as a full plot, while many modern estates now sell plots in sizes such as 300sqm, 450sqm, 500sqm, and 600sqm. Always confirm the exact square meter measurement on the survey plan.

HALF PLOT

A Half Plot is simply half of a full plot.

Examples:

• Half of 600sqm = 300sqm

• Half of 648sqm = 324sqm

• Half of 500sqm = 250sqm

Many starter homes and duplex developments are built on half plots.

QUARTER PLOT

A Quarter Plot is one-quarter of a full plot.

Example:

• 150sqm

• 162sqm

Depending on the original plot size.

WHAT IS AN ACRE?

An Acre is a larger unit of land measurement.

1 Acre = 4,046.86 square meters

An Acre is roughly equivalent to the size of a standard football field.

Depending on the plot size:

About 6 plots of 60ft × 120ft make 1 Acre.

About 8 to 9 plots of 50ft × 100ft make 1 Acre.

WHAT IS A HECTARE?

A Hectare is used for measuring very large parcels of land.

1 Hectare = 10,000 square meters

1 Hectare = 2.47 Acres

1 Hectare = Approximately 15 plots of 60ft × 120ft.

WHY SMART INVESTORS BUY LAND BY SQUARE METERS

Professional investors don't buy land based on "plot."

They buy based on:

Square Meters (sqm)

Because square meters provide accurate measurements and remove confusion.

Always ask:

"What is the exact square meter size of this land?"

Never rely solely on "one plot" or "half plot."

BEFORE YOU BUY ANY LAND IN NIGERIA, ASK FOR THE SURVEY PLAN FIRST!

After over 10 years in the Nigerian real estate industry, one of the biggest mistakes I have seen investors make is buying land without verifying the survey plan.

Many people focus on the location, price, and promises from agents, but forget the most important document that identifies the exact location and legal status of the land.

A Survey Plan is the fingerprint of a property.

It shows:

The exact size of the land

The coordinates and boundaries

The beacon numbers

The location of the property

Whether the land falls under government acquisition

Information required for title perfection and registration

Without a valid survey plan, you may not truly know what you are buying.

WHAT IS THE ORIGINAL SURVEY PLAN?

The original survey plan is the registered survey prepared by a licensed surveyor and lodged with the Office of the Surveyor-General. In Lagos, a properly registered survey can be verified through the government system and serves as the foundation for processing important documents such as a Deed of Assignment, Governor's Consent, and Certificate of Occupancy (C of O).

HOW TO GET A SURVEY PLAN IN LAGOS

1️⃣ Engage a Registered Surveyor licensed by the Surveyors Council of Nigeria (SURCON).

2️⃣ The surveyor visits the site and takes accurate measurements using professional equipment.

3️⃣ Beacon coordinates and boundary data are captured.

4️⃣ The survey data is processed and submitted to the appropriate government authorities for authentication and charting.

5️⃣ A survey plan is produced and registered for official use.

HOW TO VERIFY A SURVEY PLAN BEFORE PAYMENT

This is where many investors fail.

Before paying for any property:

Request a copy of the survey plan.

Conduct charting at the Office of the Surveyor-General.

Confirm whether the land is Free Land, Excision, Committed Acquisition, or Government Acquisition.

Verify that the survey carries the seal and registration details of a licensed surveyor.

WHY INVESTORS MUST TAKE THIS SERIOUSLY

A beautiful estate can still have documentation problems.

A cheap land deal can become an expensive legal battle.

A registered survey helps establish the property's identity and is required for many land registration and title perfection processes in Lagos.
