🔸 My niche is supporting and guiding prospective property investors in the diaspora to acquire the low-range to medium-scale property of their dream and avoid the pitfalls inherent in property investment.

Investing in real estate in Nigeria while you are in the diaspora involves a lot of challenges but these challenges can be overcome with support and guidance.

🔸 Investing in real estate in Nigeria when you are not on the ground to oversee the purchase, trusting family members or friends to start and conclude the purchase is very troubling because you expose yourself to a massive scam.

🔸 I was a victim of such a scam a couple of years ago. I relied on a trusted friend to help me with the purchase of a property in Nigeria. Not only did I lose my hard-earned money, but l also lost a friend because the betrayal was more than I can bear.

🔸 It is extremely important that prospective investors in the diaspora are well-informed and prepared for the various challenges and steps inherent in real estate investment.

Land Banking.

Land banking is a good form of Real Estate investment BUT it is not the best. It's most of the time, a lazy man's asset and best suited for long-term investment.

It is Asset rich but cash poor. Not all lands appreciate inflation. For example, you might need 400,000 naira, to meet an urgent need like school fees or a medical emergency, or you might have plots or even acres of land to sell but can not sell them immediately. You cannot convert these assets to cash immediately because cash is king.

There are drivers of Land Appreciation such as Trade. Where there are commercial activities, people flock there in droves. Lagos is one of the best Real Estate markets in the world however, not all lands in Lagos are valuable. Buying lands in areas along the Badagry axis or the border areas with the adjoining neighbouring states such as Ogun states is a waste of money.

Migration is another driver of Land appreciation. Anywhere people migrate to in large numbers is bound to lead to Land Appreciation. An example that quickly comes to mind is Lagos and Abuja.

Infrastructural development is another driver of Land Appreciation. Anywhere infrastructural development is taking place or about to take place pushes up the prices of Land in that area.

Land banking is more prone to property scams if you are not buying through a Real Estate company.

BUY AND RENT.
BUY AND RENT is a proper REAL ESTATE investment because people will forever rent houses. It is a 2 way to dimensional steam cash flow. In this form of investment, capital gain appreciation is a bonus and NOT the focus.

Because Lagos is one of the commercial centres in Nigeria, people migrate to Lagos in droves, there worsening the housing deficit in Lagos. It is therefore vital to tap into the housing deficit opportunity by building houses to rent out to the teaming population that migrates into Lagos continually.

Because the worst number in business is ONE, it is advisable to build Multi-Family Apartments and rent them out to different people who pay rent at different times, so you are not dealing with only one tenant. Wealth is at the bottom of the pyramid. You spend your active years building and renting Multi-Family Apartments, and by the time you have many apartments, you have constant cash flow.

The plan is not to get rich quickly but to have a stable cash flow and get rich forever. It's good to be a property investor and NOT a landlord.

Rental income is the best form of owning investment in real estate and earning passive income. It's also the best form of pension. The beauty of the Multi-Family Apartment is that 10 Apartments can be built on one plot of land and not necessarily in an expensive area of town.

Airbnb and vacation rentals are another way of earning rental income. The demand for homes away from home has taken off in recent years as many travellers prefer this option to staying in a hotel.

It is very vital one research the local real estate market, pick the right property and the right purchase price is . To be able to do this successfully, you need a REAL ESTATE AGENT with flipping experience.
A quality agent with a flipping experience can provide the market knowledge and guidance you need to choose a smart REAL ESTATE investment property.
Another way you can make money through flipping is by buying distressed or run down property in an area where massive infrastructural projects is about to start and remodeling it for a profit.
