🚨 LAND MATTERS ARISING!!!
10 things a land seller can say that should make you PAUSE before paying ₦1.
Buying a land in Nigeria? Please, don’t let excitement over a “good deal” make you skip due diligence. 👀
10 Red Flags! 🚩 to take note of before paying for a land:
🚩 *1. “The documents are still with the owner; I’ll give them to you later.”
Later may become *never*. Verify the title before committing your money.
🚩 *2. “Oga, you don’t need a lawyer. I’ve sold plenty of these lands.”
That is not legal due diligence. Get your own independent lawyer.
🚩 3. “Forget survey, everybody knows this place.”
Everybody knowing the area does not tell you the exact land you are buying.
🚩 4. “Just pay now so we can secure it for you.”
Pressure to pay should never replace proper investigation.
🚩 5. “The land is very cheap because I need money urgently.”
Maybe. But investigate why the price is significantly below comparable properties.
🚩 6. “There is no problem with the land; the family has settled everything.”
**Ask for evidence.** Don’t rely solely on verbal assurances.
🚩 7. “You can start building while we sort out the documents.”
🚨 PAUSE. Know what you are buying and the status of the title before developing the property.
🚩 8. “The person occupying the land is just a caretaker.”
Find out who is actually in possession and why.
🚩 9. “Don’t worry about the title search; my agent has checked everything.”
Your money deserves independent verification.
🚩 10. “If you don’t pay today, another buyer will take it.”
A genuine transaction should survive reasonable due diligence.
⚖️ NOTE
Never buy land based on the story. Buy based on verified title.
The land may look perfect.
The location may be perfect.
The price may be perfect.
But what does the TITLE say?
👉 Ask questions.
👉 Investigate.
👉 Verify.
👉 Then pay.
