🏗️ BUY IN THE PATH OF INFRASTRUCTURE
A new road can change the economic future of an entire property corridor.
Improved access attracts businesses, housing estates, schools, hospitals and commercial activity. By the time the transformation becomes obvious, land prices may already reflect much of the opportunity.
The strategic investor aims to buy when the infrastructure is sufficiently confirmed, but before the market has fully priced in its potential.
This is the Two-Year Lead Strategy.
Before buying, follow these four steps:
âś… Verify the project
Check official plans, budgets, contracts, procurement records and visible site activity.
âś… Verify the alignment
Buy within the corridor of influence, not directly on the proposed road or acquisition area.
âś… Verify the land
Engage a qualified surveyor to confirm the coordinates and a Nigerian Legal Practitioner to investigate the title, acquisition status and government records.
âś… Be prepared to hold
Infrastructure-driven appreciation takes time. The real transformation may continue long after the road opens.
⚠️ Two major risks must not be ignored:
1. The project may be delayed, redesigned, underfunded or abandoned.
2. The land may fall within the road alignment or a government acquisition zone.
The rule is simple:
Verify the road.
Verify the alignment.
Verify the land.
Then buy at the right stage.
Do not buy because someone says, “Government is coming here.”
Read the documents, not the flyers.
Infrastructure creates potential, but proper location, clean title, sensible pricing and patient holding determine whether an investor captures it.
This is Part 3 of my four-part series on strategies for building Nigerian real estate wealth.

How can you hold land for long-term appreciation without allowing it to remain completely idle?
