HOW TO NOT BE A VICTIM TO LAND SCAMMERS Cont'd.

Prior to my last video, today I want to talk about the first guideline you need to follow when it comes to land acquisition- which is to request for the land title and current documents.

Why is this important ?

You see, the land title and document reveals a lot of information about the land which helps prospective buyers to make informed decisions on Land transaction... source documents to request for is the :

1. Survey plan: this document is prepared by a land surveyor. it shows the dimensions of land. It defines the property boundary and other information such as the name of the owner and adjoining features such as roads.

2. Deed of Assignment: this is prepared by a lawyer. it is a legal document for the transfer of landed property. the contents of the document must be agreed and signed by the seller and buyer, as well as anyone who has a vested interest in the property. It is expected and important to have a deed of assignment registered at an appropriate land registry so as to ensure that the government and general public are aware of the transaction.

3. Family receipt/Purchase receipt: this is issued by the end of the Land selling family, or an authorised member of the family. this document is needed alongside the deed of assignment to process the certificate of occupancy or for land regularisation.

Here is the thing, in my interactions with a lot of people over the years with who had fallen victim of this act reveals that majority of them bought land from Individuals who claimed to be "Omo Onile's" without exercising DUE DILIGENCE.

Due diligence is very important even if you are buying from a Real Estate Company. We all know that land is an IMMOVABLE ASSET. Hence, it's extremely difficult to sit at the confine of an office or your home and conclude land transaction without carrying out proper investigations required believing ALL IS WELL...
