A client brought a deal to my desk.

Location: Prime.

Price: ₦72,000,000.

Documents: They looked perfect. C of O was there. Deed was there.



On the surface , everything was good



But I am not a regular lawyer. I am a Risk Surgeon.



I and my team looked at the seller. We didn’t just check if the land was registered; we checked if the seller had the right to sell it.

THE FLAW: 🚩

The seller had the documents, but he had NO Legal Authority to sell.



If my client had transferred that ₦72M, he would have bought NOTHING.

The law says: *”Nemo dat quod non habet”* (You cannot give what you do not have).
