The survey said the land is free… but that doesn’t mean it’s safe.

Last week Saturday, a client based in Canada reached out to me.

He’s planning to buy land in Abijo, Lagos.

He had already taken a step many buyers ignore—
he hired a surveyor.

The land was charted.
And the result came back:

👉 Free land.

For most people, that’s where the process ends.

They feel confident.
They make payment.

But this client did something different.

He paused and said:
“I still want to confirm the title and ownership.”

That right there is the difference between
👉 buying land
and
👉 protecting your investment.

Because the truth is:

A survey or charting only tells you part of the story.

It does NOT confirm:
❌ Who truly owns the land
❌ Whether the title is valid and clean
❌ If there are hidden disputes
❌ If the seller has the legal right to sell

And this is how many people run into problems.

Everything looks clear… until it’s not.

Free land is not the same as a risk-free investment.

but that doesn’t mean it’s safe.”

Last week Saturday, a client in Canada reached out.

He wants to buy land in Abijo, Lagos.

He had already done what many people skip—
he hired a surveyor.

The land was charted.
Result? 👉 Free land.

For most buyers, that’s enough.

They pay immediately.

But he didn’t.

He paused and said:
“I still want to verify the title and ownership.”

That right there is the difference between
👉 buying land
and
👉 protecting your investment.

She lost ₦25M… not because the deal looked bad—
but because she trusted the wrong person to handle it.

Last week Friday, a young lady based in France reached out to me.
She wanted to invest in land in Ibeju Lekki with a budget of ₦25M.

We had a proper conversation.

I carried out due diligence, shared verified options, and clearly explained the documentation—especially why insisting on a C of O at that budget in that location might not be realistic.

She understood.
She was convinced.
She was ready to proceed.

Then everything changed.

She decided to involve her brother in Lagos to “handle it physically.”

I advised against it—not because family is bad, but because real estate in Lagos is not a trial-and-error market. It’s a process-driven market.

Unfortunately, she went ahead.

She sent the money to her brother.
Her brother bought land from a family.

Now here’s the painful part…

The land is under family dispute.

One faction sold it.
Another faction is now rejecting the sale.

And the message she got?

👉 “Pay again… or forget the land.”

₦25M gone—just like that.

No proper verification.
No structured process.
No professional guidance.

This is exactly why many Nigerians in the diaspora lose money in real estate.

Not because the opportunities are bad…
but because the process is wrong.

No big titles.
No massive deals.

Funny enough, when I went for my interview back then, it felt like I was the one interviewing them 😄
But that moment came from preparation, not pride.

That was where my journey really started.

Today, I work as a professional real estate consultant, helping both local and diaspora clients make safe and profitable property investments.

But let me be honest with you…

What changed my story was not luck.
It was mindset and value.

Most people in real estate are focused on one thing—commission.

But clients are thinking about something else entirely:

That’s the real problem.

So I made a decision:
