From my previous post, I mentioned that I'll be educating you guys on what Short Term Rentals is all about, how it works and how you can leverage on it to earn money either as a property owner, STR business owner or a freelancer.

WHAT ARE SHORT-TERM RENTALS?
Definition
Short-term rentals (STRs) are furnished properties, such as apartments, houses, or condos, rented out for short periods, typically ranging from a few days to a few months. These rentals are an alternative to hotels and often listed on platforms like Airbnb, Vrbo, and Booking.com.
Most people may prefer short term rentals to hotels because it offers you access to a kitchen, so you can cook your choice of foods.
How Does Short-Term Rentals Work?
1. LISTING THE PROPERTY:
👉Platform Selection: Property owners or managers choose a platform to list their property (e.g., Airbnb, Vrbo, Booking.com etc).
👉Property Description: Create a detailed listing including a description of the property, amenities, nearby attractions, and house rules.
👉Photos: High-quality photos of the property are uploaded to attract potential guests.
👉Pricing: Set a nightly, weekly, or monthly rate. Dynamic pricing tools can help adjust rates based on demand and season.
2. BOOKING PROCESS:
👉Guest Search: Potential guests search for properties in their desired location and filter by dates, price, amenities, etc.
👉Inquiry/Booking: Guests can either book instantly (if the listing allows) or send an inquiry to the host.
👉Confirmation: Once booked, guests receive a confirmation with check-in details, house rules, and other pertinent information.
3. PREPARING FOR GUESTS:
👉Cleaning: Ensure the property is clean and well-maintained.
👉Stock Supplies:Provide essentials like toiletries, clean linens, towels, and basic kitchen supplies.
👉Welcome Pack: Some hosts include a welcome pack with local information, Wi-Fi passwords, and small gifts.
4. CHECK-IN/CHECK-OUT:
👉Check-In: Guests arrive and follow the check-in instructions. This could be through a key exchange, lockbox, or smart lock.
👉Stay: During their stay, guests should follow house rules and treat the property respectfully.
👉Check-Out: Guests leave by the check-out time, and the property is prepared for the next guest.
5. POST-STAY:
👉Review: Both guests and hosts have the opportunity to leave reviews about their experience.
👉Cleaning and Maintenance:The property is cleaned and any necessary maintenance is performed before the next guest arrives.
