Madam Law, my landlord just joined a new prayer group. Every Friday from midnight to 5 AM, they hold a vigil in the compound with a megaphone and drums right outside my door.

I have work on Saturdays, and my baby is always screaming from the noise.

My Neighbor Destroyed My Fence

Mummy, I am building my house and I just finished my perimeter fence. My neighbor woke up yesterday, claimed that my fence ate 2 inches of his land, and hired boys to hammer down the entire wall.

I have my survey plan, and he has his, but he didn't wait for a surveyor he just used juju and hammers. Can someone destroy property over a 2m inch dispute?

Difference Between Receipt and Deed of Assignment
Many people collect ordinary receipt and start celebrating land ownership. Calm down first 👇

RECEIPT is proof of payment
It simply shows money was paid for the land or property. It does not automatically transfer ownership.

DEED OF ASSIGNMENT transfers interest/ownership. This is the document where the seller formally assigns their rights in the property to the buyer.

RECEIPT is basic evidence
Useful to show transaction happened, amount paid, and date paid.

DEED is stronger legal protection
It contains parties names, property description, terms, signatures, and is the major ownership document buyers rely on.

RECEIPT alone can create problems
If dispute arises, receipt may not be enough to fully prove title.

DEED should be stamped and registered

Proper perfection strengthens your interest and public record.

Best practice
Collect receipt and execute Deed of Assignment.

I Spent My Own Money To Install Beautiful Kitchen Cabinet
Madam Law, I just moved out of my old apartment. I spent my own money to install beautiful kitchen cabinets, a water heater, and fancy chandeliers because the house was empty when I moved in.

Now the landlord says I cannot remove them because they are 'attached to the building' and have become his property.

Mummy, my business partner owes me ₦2 million and has refused to pay. My neighbor, who is a Civil Defence (NSCDC) officer, told me not to worry.

He took four of his colleagues in full uniform to my partner’s house at 5 AM, dragged him out, and locked him in their cell.

Many people pay first and start praying later. Before you send money for any service, know these things

1. Know who you are paying
Confirm the person or business is real. Check reviews, referrals, office address, or past work.

What exactly are they doing? When will it be completed? What is included? Do not assume.

3. Put it in writing. Even a simple WhatsApp message can help show the agreement. Date, amount paid, and expected result should be clear.

4. Ask about refund policy. If they fail to deliver, what happens to your money?

5. Avoid full payment for risky jobs
For expensive services, staged payment may be wiser than paying everything upfront.
