Why I Never Rush A Land Transaction...
One of my clients reached out to me. He had a budget and wanted to get 2 plots. We spoke, fixed a location, and went for inspection.
Everything looked okay, honestly. I even took him to meet the owner. We talked, agreed on everything, and planned to pay the next day.
So the next day, I went with a lawyer, a surveyor, and my client.
A Lawyer to verify the owner's title claims.
A Surveyor to measure the land.
While I was there to serve the best interests of my client.
We had already told the man to bring anyone who was involved in the land, and that was when everything started unfolding.
The wife just said she is not in support.
Then we heard the eldest son had already called that morning and warned the man not to sell.
At that point, I just kept quiet and was observing because it was already looking like a family issue.
The man even got angry at one point and slapped one of his sons...it was getting tense.
But the real shock came when the surveyor checked the land.
What this man told us was that the land was 2 plots, which turned out to be actually 1 and a half plots.
My client just watched on. Within him, he was happy the truth was discovered early.
We did not continue with the transaction because the issue here was not the price. Too many things were off.
That day just reminded me again that in this business, you don’t rush anything.
Everything can look perfect today and scatter the next minute.
That is why I always take my time with these things. I make sure to involve every necessary professional.
Because once money enters the problem, it is not easy to come out.
My greatest joy: we saved my client from a bad deal.
