Let's talk Shah Alam.
Did you know? Shah Alam is the most searched area in all property portals available on the internet.
If we zoom into Shah Alam itself, Seksyen 7 has the highest number of transactions followed by Seksyen 13. Next, I believe its a toss between Seksyen 9, Seksyen 8, Seksyen 14.
Let's go to Seksyen 7. Terrace house there start at around RM550,000 (if your lucky). The condition of the house is usually consistent with its age (around 20 years old). A terrace house in proper condition would be around RM650,000 and above. There are plenty of sizes available in Seksyen 7, I believe the smallest is 20x70.
A semi d in Seksyen 7 will start at RM1.5Mil. If we go to Seksyen U12 sikit, maybe can get a Lotus unit at RM1.3mil. A bungalow will start at RM1.8mil and above with various conditions and sizes.
Meanwhile, in Seksyen 13, the houses start at the lowest RM600,000 and above. These are the houses around Taman Tadisma, depan Extreme Park. They are also around 20 years old, starting at 20x70. Semi D will be mostly in D'kayangan, Taman Tadisma, Laman Seri and KGSAAS. In these areas, the SemiD can start with RM1.7mil and above.
Hence, here comes Bukit Bandaraya. BBSA as I fondly call it, is an area off Seksyen 8 near Taman Botani. It was initially a hutan simpan area. Next to Setia Alam. Here is a PRO TIP - Parents that send their children to Tenby International School Setia Alam will go through Bukit Bandaraya since there is an alternative access there.
And the prices in BBSA makes sense. RM650,000 for a 20 x 74 unit that is only 2 years old and still untouched? If you go to Seksyen 7 you can get a unit that is 20 years old for the same price.
Completed Semi D start at RM1.2mil. Undercon Semi D at RM1.45mil. There is no more land to develop terrace houses in Shah Alam. Hence this undercon property is the only one left.
