Malaysia’s property market is expected to remain resilient in the coming year despite the economic headwinds, as affordable housing and finding the right solutions to the property overhang will continue to be the main agenda of the government, according to the Valuation and Property Services Department (JPPH).

The department released nine reports today, including the Property Market Report, which showed that the property market is expected to rebound in tandem with the Malaysian economy.

Rehda Institute chairman and president of the Malaysian REIT Managers Association Datuk Jeffrey Ng suggested that investors who are interested in commercial properties but afraid of the high risk should consider investing in real estate investment trusts (REITs).

“Even with the gloomy market due to the Covid-19 outbreak, there are certain ‘sunrise businesses’ that investors should look at — healthcare, e-commerce and education.
“These blooming industries will be the next drive for the property market but it’s not viable for individuals or companies to buy these big-ticket items, hence investing in REITs will be a better way,” Ng added.

Keep A Fire Escape Plan Ready

It is important to have a proper fire drill especially for those living in high-rise residential units. You risk yours and your family’s lives if you do not know the fire safety features in your building and what to do during a fire. Statistics show that nearly 60% of all fires happened in residential abodes. So it will be a good idea to work out an escape plan if a fire unfortunately happens.

1. Work out a plan
Make sure you and your family know where the escape routes are

2. Fire drills are a must
Every management building is required to hold fire drills so make sure your family participates in them so they will know how to escape during such an emergency evacuation.

3. Avoid the lifts
If you are caught in a lift and smoke fills up the elevator shaft, you are likely to suffocate and cannot survive

4. Seal up your apartment
If you can’t exit an apartment building, call the fire department or building management to report your exact location. Stay near the windows where you can be spotted. Use a bright piece of cloth to catch the firemen’s attention or a flashlight at night.

5. Douse the fire
If the fire is still a small one, douse the fire with a fire extinguisher or with water. Don’t let a small fire grow into a big uncontrollable one. In the event of electrical fires, avoid water as it conducts electricity which could kill you faster.

Datuk Seri Dr. Noor Hisham bin Abdullah is an endocrine surgeon and the current Director General of Health of the Malaysian Ministry of Health, a position that he has held since 1 March 2013. Born on April 21, 1963 (age 57 years), Sepang. Doctor of Medicine in 1988 and the Master’s in Surgery in 1994, both from UKM. He went on to specialise in endocrine surgery and did his training in various universities in Adelaide and Sydney, Australia.

Pengurus Negara PropertyGuru Malaysia, Sheldon Fernandez berkata, ada kemungkinan pemaju hartanah menambah nilai kepada projek ditawarkan manakala harga diminta terhadap hartanah itu p**a akan berkurangan.

Tindakan Bank Negara Malaysia (BNM) juga membantu dengan menurunkan Kadar Dasar Semalam (OPR) berbanding 8.0-9.0 peratus atau pada kadar dua angka sebelum ini. “Ia bukan satu pilihan baik sekiranya seseorang itu tidak mampu membelinya bagi tempoh tertentu walaupun harga dijangka jatuh dalam tempoh singkat pasca Covid-19 serta kemungkinan keadaan pulih dalam masa terdekat,” katanya dalam persidangan maya bertajuk Beli Hartanah Atau Tidak Pasca Covid-19?’ anjuran PropertyGuru Malaysia.
