Management needs access to your unit for inspection or repair works under Regulation 63 — what should you take note of? 🏠

Regulation 63 provides for access to the affected unit or any other unit for the inspection or rectification of inter-floor leakage, upon seven days’ written notice.

However, this does not mean that the access arrangements have to be open-ended or unclear.

Before access is given, it is sensible to ask:

✅ When are they coming, and how long will it take?
✅ What exactly are they inspecting or repairing?
✅ Who will be entering your unit?
✅ Can you or your representative be present?
✅ What will they do to protect your flooring, cabinets, furniture and belongings?
✅ What happens if something gets damaged?

And one very practical tip — take photos and videos before the inspection or works begin.📸

Allowing access also does not automatically mean that you admit the leakage or defect was caused by your unit.

Sometimes, a clear written arrangement before anyone enters can save everyone a lot of arguments afterwards.

很多人知道《一纸诉状之外》已经出版，却未必知道，这本书其实是这样来的。

2025年，在“马不停蹄、分身乏术”的一年之后，一个放在心里很久的梦想，被悄悄留给了2026年。

没有提前公布，
没有倒数，
也没有大张旗鼓地宣传。

因为从一开始，
她就很清楚自己不想走“抛头露面”的路线。于是，在反复思考、征求意见之后，最后选择了自资出书。

也坚持了两个条件：
封面不放照片。
不办签书会，不跑活动。

听起来或许有点任性。
但有时候，完成一个梦想，
不一定需要按照别人认为“正确”的方式。

而《一纸诉状之外》真正想留下的，
也不只是一本书。

做律师这么多年，
我们处理的是案件，面对的是客户，
但一份诉状的背后，往往站着的是一个真实的人，
一个家庭，
一段人生。

所以，才有了“一纸诉状之外”。

法律之外，
还有人。

案件之外，
还有故事。

而人生走到某一个阶段，
也开始明白：

不是所有事情都需要被看见。
不是所有梦想都需要被大声宣布。

有些事情，
认真完成了，就很好。

目前已经有六百多本找到主人。

Second round at the office — three hours of chit-chat until 9-ish pm. 😂

Good food, good laughs, the famous Klang apple strudel brought by our colleague, and a sweet chocolate souvenir from our client. 🍎🍫

The moment we stepped in, it felt like we had walked into a little Disneyland during the Christmas season! 🎄✨ The vibes were simply too good.

The food was great, the hospitality was even better, and we were made to feel right at home — served like VVIPs from start to finish! ❤️

And of course, we couldn’t leave without our takeaway “Bon Bon” drinks, courtesy of the boss. 😆🥤

10 Things To Do When You Lose a Case

Losing a case is never easy.

As litigators, we spend months preparing, analysing, strategising and fighting for our clients. So when the judgment doesn’t go our way, naturally, it hurts.

But a judgment can tell us that we lost a case.

It doesn’t get to tell us that we are bad lawyers.

We read the judgment.
We take the lesson.
We look honestly at what we could have done better.

And then, we accept what we cannot change.

Take a breath.
Have a good meal.
Talk to someone.

And move on.

Because litigation is a long game.

One judgment is only one judgment.
There is always another case waiting.
