[About Cindy & Davis] Why “Property Siblings”?

Cindy & Davis is a property team, and also a REAL pair of siblings.

Why "Siblings"? Honestly there’s no fancy reason. We’re just actual siblings, grew up together, and later ended up in the same industry.

At first we just trusted each other enough to start this together. Only later did we realise “siblings” also describes how we actually work.

Most clients who come to us have already been through an agent before. Rushed, kept in the dark, only realising things weren’t fully explained after signing. So by the time they reach us, there’s usually a bit of guard up.

What we try to give isn’t a sales pitch, it’s the same honesty you’d expect from family. If something fits, we say so. If it doesn’t, we say that too, even if it costs us the deal.

Over 16 years, we’ve both seen clients disappear the moment the deal closes. That’s not what we want. Family doesn’t cut contact once something’s done, and we hope clients see us the same way.

Buying a property isn’t just a transaction for most people. It’s often the moment someone’s finally able to settle down after years of working towards it. We want the person standing next to them at that moment to be someone they can actually trust, not someone rushing to close.

That’s really why we’re called “Property Siblings”. Not to sound impressive, just to be upfront about how we want to treat you.

为什么叫 “Property Siblings”?

Cindy & Davis 是一间房产团队,也是一对真的姐弟。

为什么叫”Siblings”?其实没有很花巧的理由,就是因为我们真的是姐弟,从小一起长大,后来又一起做同一行。

一开始只是因为信任对方,才决定一起做。慢慢做下来才发现,“姐弟” 这两个字,刚好也是我们做事的方式。

客户找我们买房子,很多时候不是第一次找经纪,是被伤过的。被催过、被隐瞒过、签了合约才发现有些东西没讲清楚。所以他们来到我们这里,其实是带着一点戒心的。

我们能给的,不是话术,是像自己人一样的坦白。适合就说适合,不适合,我们也直接讲,就算这样会少赚一单。

16年下来,我们两个都遇过不少客户,房子买了,联络也断了。这不是我们要的。家人之间,不会做完一件事就断联络,我们希望客户也是这样看待我们。

买房子对很多人来说,不只是一个交易,是一个人努力了很久,终于可以安定下来的时候。我们希望在那个时候陪在旁边的,是可以信任的人,不是急着成交的人。

这就是为什么我们叫”Property Siblings”,不是要标榜自己有多厉害,只是想说清楚,我们希望用什么样的方式对待你。

Why are some overseas buyers looking beyond KLCC today?

It’s probably not because KLCC became less attractive.

It’s because their priorities changed.

A few years ago, many buyers wanted to be right in the city centre.

Today, I’m hearing a different conversation.

More space.

More greenery.

Less traffic.

A neighbourhood where daily life feels a little easier.

That’s one reason why places like Bukit Jalil have been getting more attention recently.

Not because it’s the most famous location.

But because it solves a different lifestyle.

Not weaker.

Not stronger.

Just different.

The conversations have changed.

The expectations have changed.

Even the type of buyers walking into showrooms have changed.

Markets don’t always change through prices.

Sometimes they change through behaviour.

The problem with too many new projects today is not pricing.

It’s sameness.

Same layouts.
Same facilities.
Same concepts.

After awhile, everything starts feeling the same and feeling competitive on rental and resell value.

How replaceable is your property?

Been thinking about this recently.

A lot of buyers spend too much time asking:
How much is the cheapest price today?

But maybe the more important question today is:

How easily can someone find another unit similar to mine?

Because in some areas now…

if your unit disappears tomorrow,
there are already another 50 similar listings waiting online.

Same layout.
Same concept.
Same size.

Sometimes even cheaper.

That’s why certain properties continue holding attention over time…

while others slowly compete against their own neighbours.

Not every property becomes more valuable just because it’s new.

Some become more replaceable.

Been walking around Bangsar recently…

The vibe there still feels very different from most KL areas.

Not the newest area.
Not the cheapest either.

But some neighbourhoods just age differently.

This time we explored:
111 Menerung, Bangsar Hill Park & the surrounding area.

One thing I noticed..

A lot of people still choose Bangsar not because it’s “hype”…

but because everything already feels established.

The cafes.
The crowd.
The greenery.
The accessibility.

There’s a certain balance there that’s quite hard to explain until you actually spend time in the area.

Curious though.
