Client: Hi David, I just signed an Offer Letter to sell my house. I need your conveyancing services.

Me: 😃 Ok sir. Do you have your original house title (geran)?

Client: I USED to have it… but it has gone missing for few years.

Me: 😳 Ehhh… TEKAN BREK!

Client: But don’t worry, I have a CTC (certified true copy) title from the land office. It is as good as the original title 🫠.

Me: 😳 TEKAN BREAK (2nd time)!

(If your original house title is missing/lost, you need to apply for a replacement title at the land office. A CTC title CANNOT be used for land transactions. We can assist you in this matter)

Take note that sewerage charges (Indah Water) shall be increased for domestic premises (refer picture 1):

From 1st Jan 2024: Increase from monthly RM10.00 to RM12.00
From 1st Jan 2025: Increase from monthly RM12.00 to RM15.00

This rate is applicable to premises that do not require desludging services (nyahenap cemar).

Low cost housing or approved welfare premises will be excluded from paying sewerage charges.

"Stay Safe from Scammers & Fake Lawyers"

Scammers are everywhere. The legal industry is not immune from scammers & fake lawyers. This is prevalent especially in the legal real estate sector.

Ex-lawyers who no longer register with Bar Council Malaysia are not permitted to practice law in Malaysia.

How do you check whether a person claiming to be a lawyer is indeed, a valid lawyer, or someone out to make a fast buck?

LAMINATED TITLES = SPOILT TITLES

If you have laminated your titles, it is considered spoilt. A new title must be applied for at the land office before any land transaction can be processed. Contact us to know more on this matter.

*Topic: Will, Marriage & Divorce*

Client: I finally divorced my spouse. So… my current Last Will & Testament (Will) is no longer valid?

Us: The answer is NO. A divorce does not revoke an existing Will.

Client: Jialat… what should I do?

Us: If you want to change the contents of your Will after divorce, you need to write a NEW WILL.

Client: What if I decide to re-marry in the future?

Us: An existing Will shall automatically be revoked if you are married or you re-marry. So you need to write a NEW WILL after your ‘happy occasion’.

*Topic: Cukai Tanah & Cukai Taksiran*

Client: What are Cukai Tanah & Cukai Taksiran? These terms are confusing.

Us:
(a) Cukai Tanah = Quit Rent (For Landed property, its known as Cukai Tanah. For Stata property, its know as Cukai Petak).
Charged by: Land Office
Payment frequency: Once a year

(b) Cukai Taksiran = Assessment
Charged by: Local municipal council (eg. DBKL, MBSJ, MBPJ, etc)
Payment frequency: Twice a year (January – June) (July – December)

Client: Eh my friend said that if I don’t receive any Cukai Tanah or Cukai Taksiran bill, I don’t need to pay. Is this correct?

Us: Your friend is not correct. These 2 bills are payable even if you don’t receive the bills. All these bills are available online.

Client: 1 more thing… I have an empty land without any building on the land. Do I have to pay for Cukai Taksiran (Assessment)?

Us: We have encountered cases whereby Cukai Taksiran was charged on empty land. To be 100% certain, you can check with the Jabatan Penilaian of your local municipal council.
