Yes! I must have to documentary this case as one of the painful deal. In term that i did nothing wrong and all i need is abit of lucky only!!
Before this tenant (2), there were actually another qualify tenant (1) that initially asking 2 agent on same listing. however when i submit tenant (1) profile for owner review. Immediately owner told me, he receive similar profile 30mins ago from other agent.
Hence, i feedback to tenant (1) that actually he have inquiry 2 agent on same listing. I give him freedom to choose which agent to serve for viewing. Unfortunately, Not Me!! Meanwhile owner feedback he'll viewing with other agent on next day 1pm. I acknowledge owner that this same potential tenant (1) will viewing with other agent.
(*seriously at this stage, i kind of like told myself, ok! move on, don't think too much)
Fast fwd, on the same day, there were another direct tenant (2) send in inquiry, after short conversation, notify she is very co-operative & highly qualify for viewing.
Then, she request set appointment to viewing this property on coming Monday (3 days later). Few hour later, she request to push forward & changing viewing timing to next day 5pm instead. Quickly i feedback to owner and appointment timing has finalize and confirmed.
Next time, viewing process goes accordingly, i thoroughly bringing tenant (2) viewing A-Z, and answering question one by one.
After viewing done, i feedback to owner their reason to move into this area, their pending decision. Well, owner feedback as picture no.2, Total 3 prospect viewed, and 1 offer in. Hence he wanna make decision soon, hopefully tenant able to give decision on the same day. I pass all these info for tenant (2), but tenant (2) did not reply on the spot. Until next day morning.
She voice message me inform me, is ok, if really has proceed, she understand and never mind. About 30mins later, tenant propose a dealing method as shown on picture no.3.
Place small portion of money make it as booking fees to hold until monday. the proposal is that tenant (2) told will give final decision on next monday, in case they didn't choose this property, hence this propose deposit will burn.
