The stronger Malaysian ringgit means Malaysians now need less money to buy property in Australia.

This improves affordability compared to previous years when the ringgit was weaker.

Demand remains supported by strong migration and rental markets in Australia.

However, foreign buyers face tighter rules, including a temporary ban on purchasing existing homes and higher compliance costs.

In short: currency advantage is improving affordability, but regulatory hurdles remain.
