1️⃣ Sign the Letter of Offer (LO) — confirm loan terms & lock-in period.
2️⃣ Your lawyer prepares SPA & loan documents.
3️⃣ Bank disburses the loan in stages (for new projects) or in full (for subsale).
4️⃣ You start paying only after full disbursement.

Most buyers guess their loan eligibility — and get shocked at the bank result.
Here’s how to estimate it easily 👇

✅ Step 1: Take your net income (after EPF & tax).
✅ Step 2: Multiply by 70% (your DSR limit).
✅ Step 3: Use a loan calculator with current BLR rate (~4.2%).

Example:
If your net income = RM5,000
→ Max repayment = RM3,500
→ Loan limit ≈ RM500k (35-year tenure)

💡 Always check your DSR before booking a unit — it saves you rejection stress later.
