Beli Rumah Tanpa Modal – Fakta atau Auta?

Logik ke untuk kita beli rumah tanpa modal atau singkatannya ‘BRTM’? Bila kita borak pasal beli rumah sama ada untuk duduk sendiri atau melabur, antara persepsi yang paling utama daripada kebanyakan rakan-rakan atau kenalan saya adalah perlu modal yang banyak (10% hingga 20% daripada harga rumah) dan pelaburan hartanah ni hanya sesuai untuk orang yang gaji 5 angka dan ke atas.

Sebenarnya persepsi ini adalah tidak benar sebab ada caranya yang boleh kita belajar dan buat untuk membolehkan kita BRTM atau beli rumah dengan modal yang sedikit. Secara ringkasnya, antara konsep yang kita boleh guna pakai adalah seperti berikut:

1. Bayar dulu dan dapatkan balik duit bayaran selepas 3 hingga 12 bulan.
- Cara ini boleh dilakukan untuk hartanah undercon, subsale ataupun lelong. Jika anda sedang mencari rumah baru yang masih dalam proses pembinaan atau hampir siap, saya pasti anda dapat lihat terdapat banyak projek yang menawarkan diskaun lebih daripada 10%. Secara tidak langsung, anda tidak perlu membayar downpayment sebanyak 10% kepada peneraju, malah anda boleh dapat duit lebihan daripada pembelian rumah tersebut.

2. Hanya bayar RM1000 untuk beli rumah.
- Konsep ini tidak lah BRTM sepenuhnya tapi hanya memerlukan modal yang sangat sedikit. Konsep ini kemungkinan besar hanya boleh diguna pakai untuk projek undercon. RM1000 ini hanya diperlukan untuk bayar booking fees dan anda boleh terus memiliki rumah baru tersebut.
3. Dibayar untuk beli rumah seperti kebanyakan klien FAR Capital sedang buat??
- Ini adalah konsep yang paling tak masuk akal. Ada ke orang nak bayar kita untuk membeli rumah?
