My simplified calculation based on Malaysia's GDP performance over the years is as follows:

Let's calculate the potential outcome using variable interest rates that reflect Malaysia's economic conditions from 1956 to 2024. I'll use three different rates to represent various economic periods:

1956-1970: 5%
1980-2000: 10%**
2000-2024: 7%

Malaysia posts weakest GDP growth in nearly 2 years as exports slump

Malaysia's economic growth hit the lowest in nearly two years in the second quarter due to sliding exports and a global slowdown, prompting the central bank on Friday to warn that full-year growth will come in at the lower end of its previous forecast.

The weaker outlook does not change most economists' expectations for the central bank to keep policy rates on hold this year as the Southeast Asian economy confronts weakening global demand and a slowdown in main trading partner China.

Second-quarter annual growth came in at 2.9%, central bank data showed. The expansion was the slowest pace since the third quarter of 2021 when the economy contracted by 4.2%, and was lower than the 5.6% growth in the first quarter of the year.

Economists surveyed by Reuters had forecast gross domestic product growth at 3.3% in the April to June period.

Bank Negara Malaysia also said full-year economic expansion will come in at the lower end of the 4% to 5% range it had forecast earlier, though some economists predict the target will be hard to reach as domestic demand slows as well.

"The weak external demand is expected to weigh on near-term growth. The economy is facing downside risks stemming from weaker-than-expected global growth, and a deeper or longer-than-expected technology downcycle," Governor Abdul Rasheed Ghaffour told a news conference.

While he does not expect a worldwide recession, the governor said global growth will be below the long-term average.

Rent is when you pay someone else’s equity interest in a property to the point you will have given them the property to own when their mortgage is paid off using your money.

See the difference?

A mortgage is not glorified rent. It is what people who rent aspire to so they are doing the first above rather than the second. People who rent properties love renters because, if all is going right, they have other people gifting them the property over time with their money rather than have to use their own to do so.

A renter has 100% of nothing to show for their rent when the lease ends or they have to leave where they are renting. A homeowner can sell the house and keep the difference between what was owed and what was received for the sale. They can borrow money against the perceived value of the house. Every month a homeowners owns more of the house with each mortgage payment made. Renters don’t get any of those benefits.

Sunway Bhd (Sunway) wholly-owned subsidiary Sunway Kinrara Sdn Bhd has signed a sale and purchase agreement (SPA) to acquire a 3.34-acre parcel of prime freehold land from CTM Development Sdn Bhd in Taman Mutiara, Kuala Lumpur at a purchase consideration of RM42 million. Sunway plans to develop exclusive homes to fit the new norm and lifestyle.

The residential development on the land will comprise town houses and condominiums. It is expected to be ready for launch by the first half of 2022 (1H22) with a tentative completion date in 2026 to contribute to Sunway’s earnings from 2022.

Sunway Property managing director Sarena Cheah said in a press release: β€œThe proposed freehold, close-to-transit development will cater to pent-up demand for larger living spaces with more activities done at home as part of the new normal including working from home. In addition, we are planning for spacious and functional outdoor areas within the development with health and well-being a top priority in the minds of everyone.”
