Tak semua pelaburan sesuai dengan semua orang. Kenapa?

Sebab setiap orang ada tahap risiko sendiri dan kemampuan sendiri. Setiap kita pastinya tak sama.

Kecoh semalam harga emas naik ke RM500 segram, ramai yang mula rasa beli emas untung dan rasa nak beli emas.

Sama juga ramai yang dulu beli emas bila ada berita emas dijangka naik RM500 segram sekitar tahun 2020.

Ramai juga mula beli emas. Tak kurang juga ramai pelaburan emas muncul dan ramai yang rugi kononnya join pelaburan emas nak cepat kaya dan untung.

Tapi tak ramai yang sanggup nak mula langkah beli sikit-sikit dan belajar along the way. Ye tak?

Ini kisah abam dulu belajar kumpul sikit-sikit emas fizikal dinar emas, gold bar mainly dari PG.

Harini 1 dinar jual balik dah cecah RM1929 satu keping kalau jual balik. Kalau beli simpan sikit-sikit 10 keping, harini jual dah RM19290.

Average profit dapatla lebih kurang 19% setahun. Maybe pelaburan lain ada yang dapat profit lagi tinggi. Abam pilih yang mana abam faham dan mudah nak cairkan.

Padahal masih lagi rendah kadar OPR sekarang berbanding sebelum pandemik.

Orang lain lepas dapat info betul-betul, tengok property harga mcm ni dengan ada akses ke LRT/MRT, property baru p**a tapi lagi murah dari subsale, tak perlu keluar modal besar lagi nak beli property mcmni.

Nak tahu projek "hot" di KL sekarang ni?
Ada pm minta share semalam, jadi harini Jumaat eksited nak kongsi property tgh-tgh KL, yang team kitaorang dah buat analisis siap-siap.

Korang jangan terus percaya saya cakap kondo ni memang ada ciri-ciri perfect property.

Korang rajin boleh analisis sendiri, kenapa harini ramai dok berebut-rebut nak beli property ni.

1- Potensi kenaikan nilai atau capital appreciation.

Kalau korang nak tahu, harga psf projek ni bermula RM470, 3bilik 2bilik air dengan setiap unit layout ada balkoni. Lokasi memang hot tengah KL, Jalan Kuching.

Kawasan sekeliling orang lain beli pun sekitar RM600-700 psf. Korang beli kondo baru ni p**a harga RM430K++, modal mula cuma RM500 jerk.

Ni harga kondo sekitar Shah Alam tapi korang rileks jerk beli di tgh-tgh KL.

Amacam bangga tak?

2- Boleh disewakan dan dapat cashflow.

Harga sewa apartment kawasan sekeliling sekitar RM1000-1200, sewa kondo p**a dalam RM1400-1600.

Korang mesti tahu area ni ada mall level artis-artis lepak, mat saleh, minah arab shopping (Pavillion, Suria KLCC). Lagi 4km dah sampai Publika.

Korang pun tak perlu risau, developer dah bagi siap-siap minimum 2 parking sesuai untuk famili dengan 2 kereta.

Tak payah pening nak bayar lebih atau sewa parking tambahan.
