If a tenant refuses to pay rent but continues to stay in your property, what can you do?

1. File for Writ of Possession
-can claim for the outstanding rental, double rental, recovery of possession.
-takes about 4-9 months.

2. File for Writ of Distress
-to recover the rent in arrears.
-if the tenant has deserted the premises, the landlord can take possession.
-takes about 3 months.

如果你的租客不肯交房租，你可以雇用律师去法庭:
1. 申请"Writ of Possession"
-可以追讨欠下的房租，双倍房租，拥有权。
-大约需要4-9个月。

2. 申请"Writ of Distress"
-追讨欠下的租金。
-如果租客已经搬走了，你可以拿回拥有权。
-大约需要3个月。

When a master title (a bigger piece of land) is sub-divided to a strata title (a smaller plot), you need to do a POT & POC. The POT is a process to change the name on the title from the developer’s name to the owner’s name. And the POC is a process to charge the title to the bank.

Why one should not delay the perfection of strata title?
Should the developer go into liquidation, the owner may have to pay an additional fees to the liquidator. Besides that, delay in the perfection of strata title might cause delay in the sale of the property.

总地契(Master Title) 被分割成个别单位的分层地契(Strata Title)后，屋主就需要办理转名手续，从发展商的名字转去屋主的名字(POT)，和抵押地契给银行(POC)。
若延迟办理手续，万一发展商宣布破产，屋主需付多一笔钱给清算师(liquidator)。此外，若要卖掉产业，可能会延迟。

A First home buyer is not required to pay the stamp duty for buying his/her first property. (Can save up to RM 10,000.00 stamp duty)
Conditions:
1. Market value: not more than RM 500,000.00.
2. Period: 01.01.2021- 31.12.2025.
3. Residential property only.
4. He/she NEVER owned any residential property (either by way of inheritance or gift, and either individually or jointly).

Duty (Exemption) Order 2021

首购族不必付印花税 (可节省高达RM10,000.00):
1. 市价不超过RM500,000.00。
2. 买卖合约时期: 01.01.2021- 31.12.2025。
3. 住宅型产业而已。
4. 他/她从来没拥有过任何住宅型产业 (比如通过继承遗产或别人赠送，或者和别人联名)。
