2025年买房的基本流程&需要准备&注意的东西
After选到要的project
1️⃣看情况booking lock unit/排waiting list，或要loan批or cash buy才能lock unit
2️⃣Process Loan，Mortgage或Outsource帮你submit，或是自己有认识banker/自己submit给bank，准备基本的IC,最新公司信with最新日期prove你还在这边做工and position salary等等，payslip，bank statement，报税单等等
3️⃣安排signing，Loan Buyer签LO(Bank Letter Offer)+SPA(Sales and Purchase Agreement)+LA(Loan Agreement)，Cash Buyer签SPA(Sales and Purchase Agreement)。同时还头期钱，lawyer给quotation for律师费，stamp duty等等
4️⃣建筑期间，Cash buyer按照工程进度还Progressive Payment，Loan Buyer如果还有difference也分还，然后银行开始出钱就还progressive interest
5️⃣建好交楼，拿锁匙check unit情况，要开始还maintenance fee那些。Loan Buyer start full instalment，Cash Buyer要准备接近30%的钱for这一段的payment

不好1️⃣价钱已经接近高峰2️⃣地区广多选择
好处1️⃣首都，Malaysia发展最久最成熟的城市，国际客流量高，出租率高
☑️Penang
不好1️⃣价钱已经接近高峰2️⃣尤其Airbnb需注意Property Type
好处1️⃣全马第二LRT system，间接看到Penang流量&发展2️⃣Silicon Island
