July in a nutshell:

1.) Our newest aquisitions manager locked up 12 contracts in his first month with us. We're super pumped to have him on board and are excited to help support him and his dreams. 🎉🐝

2.) We spent most of this month in Florida at a horse show. 🐴

3.) Three of our completed flips closed or went into escrow this month. It's very nice to see longer projects close out.🏡🏡🏡

4.) One of Billy's friends introduced us to a real estate friendly VA company. We've been intereviewing a few VAs this month to help us with Transaction Coordinator work. 🖊️

So much more happened this month but that's the highlight reel!

The 1st half of 2023 has been WILD!

It's amazing the progress you create when you put your head down, do the work, and start to create traction (if you haven't read the book Traction...I'd recommend it)

We've officially surpassed the amount of contracts we did in all of 2022...and it's only June.

We brought on another aquistions manager as well as a project admin to help us with rehabs.

And we got to spend the end of the month with great company celebrating our friend Noah's 30th in Cancun!

God is SO good and I can't wait to see where he takes us the rest of this year.

Our plan is to wholetail this property where we will do a deep clean out, paint the interior and list it on market.

So how'd we get the deal?

We sent postcard sequences back in 2021 and 2022. They called in April of this year when they were ready to move. Our team worked the lead using for two days before going under contract...sometimes its just falls into place. This is not our normal lead to contract timeline, but I'll take it. On the flip side of this, we consistenly mailed the same property for over two years. So if you've sent 500 letters one time a year ago, not gonna cut it. Lastly our private money partner is getting 8% and a point on their money that would otherwise be sitting in their bank account growing at 0.0002%.

We went to see the in Kentucky. It’s one thing to read the story of Noah’s Ark, it’s entirely different getting to see how big it’s described. Could you imagine having a faith like Noah’s building this HUGE ark for YEARS. I would have never quit my job if I waited until the perfect time

People ask 'how did you know when you were ready to quit your day job and go into real estate 100%?' And honestly we weren't ready. We had hit our goals of what we wanted to get done in order to put in our two weeks, but it wasn't the perfect time to leave. I actually enjoyed my job and the people I worked with, which made it even harder to quit.

Having a plan in place is obviously critical, but circumstances will never be perfect enough. You just have to take the leap of faith.

Everyone loves to see a good home run. 🏟️Doesn't matter if it's on a killer deal of a property, 🏠a massive promotion at work, 👩‍💻or a real Babe Ruth home run. ⚾️ Highlight reels are ALWAYS more glamorous than the base hits. BUT what no one tells you are base hits are the life blood. Base hits are what keeps the doors open to a business, keeps your paycheck steady month over month, or gets the next guy onto first base. ⚾️

We had a small referral come in that closed this week. We'll net $4500. Which compared to the highlight reel, may not even qualify for first base. But what you don't see is this deal will pay an employees salary for the month, and we didn't spend any marketing $ to get it. Another wholesaler that trusts we can move the deal came to us and we quickly found a buyer.

I'll take referrals like these all day, everyday.

March Madness came to our door this month. We closed the month with 19 new contracts! Which shot our previous record of 12 out of the water. We hired a new aquisitions manager and are excited to see him learn and grow. I got to attend the Worth Women's conference with a very close friend of mine. I'm still inspired from the ladies that weave their faith throughout their business.

Lastly we had a few visitors come out to hang with us this month. Having them visit was a great reminder of why building financial freedom is SO important. We get to do what we want, with who we want, when we want.

One of our flips closed. Took us 64 days from purchase to sale date.

The numbers:
- Purchase price $93K
- Rehab/holding/closing costs: $66K 🏚️
- Sold for: $196K
- Net: $37K

This house appraised for $200K, and we knew it was going to appraise for more than what we had it listed for. We did that on purpose so we could move the inventory fast in this market. We win, and the buyer wins.

So how'd we find this deal?

This house came off a Tired Landlord list from , we sent them letter, our sales rep worked for 76 days to contract the house, and we used a private lender to fund the deal.
