Ginza: A Blend of Tradition and Modernity

Ginza area is legendary for its long-serving department stores, world-famous brand-name boutiques and the iconic "Kabuki-za". On weekends the district transforms into a pedestrian zone, bustling with shoppers and strollers. Always evolving, Ginza raised its cachet another notch recently with the completion of "Ginza Six".

The nearby "Imperial Hotel" is undergoing a phased reconstruction that is expected to be completed in 2037. Likewise, the redevelopment of the former Tsukiji Market site is scheduled to be completed and opened in early 2030’s, you can’t take your eyes off this area for a moment.

Shiodome is known as a business district, where tall buildings line the waterfront. One of its defining features, however, is nearby "Hamarikyu Gardens", one of the finest Japanese-style landscaped gardens in Tokyo. This captivating park is famed for its flowers, and its changing face with the turning of the seasons is a delight to watch.

We’d like to introduce you to a condominium complex in Ginza/Shiodome area. "Tokyo Twin Parks", as the name suggests, consists of two high-rise condominium towers. This landmark of the Shiodome district looks out across "Hamarikyu Gardens" to the east onto Tokyo Bay. If this part of Tokyo sounds appealing to you, we invite you to browse our list of properties in Ginza/Shiodome area.

Iidabashi Area: City Building in Progress

Iidabashi Station sits at the confluence of no fewer than five commuter rail lines: JR Chuo-Sobu Line, Tokyo Metro Tozai Line, Yurakucho Line and Namboku Line, and Toei Subway Oedo Line. With connections like these, Iidabashi offers superb access to major urban centers: 13 minutes from Tokyo Station and 11 minutes from Shinjuku, for example.

In the nearby Kokyo-Sotobori, the outer moat of the Imperial Palace, the scenic beauty will soothe your eyes. During the cherry blossom season, the cherry trees that line the moat blossom in abundance, attracting countless tourists.

A wide range of redevelopment projects are under way around Iidabashi Station.
One of these, on the west-exit side of Iidabashi Station, is Iidabashi Sakura Park, a mixed complex of shops, residences and offices that opened in 2014. Among the buildings in the complex is 40-story Park Court Chiyoda Fujimi The Tower. This popular condominium development is replete with convenient common facilities.

From 2020 onward, JR Iidabashi Station itself has been undergoing major reconstruction. Over the near term, expect to see more superannuated buildings torn down near the station in favor of new structures. Also on the drawing board are walkways and multiple redevelopments aimed at making the district disaster-resistant.

Another attraction of Iidabashi is that it is within easy walking distance of Kagurazaka, an atmospheric quarter of cobblestone streets and long-serving ryotei. Kagurazaka is often called the Paris in Tokyo for its assemblage of swish cafés and restaurants. Drop in on weekends for dinner or just for a change of pace.

Would you like to make Iidabashi your home in Tokyo? If so, we invite you to browse the list below of properties in Chiyoda City.

Shinjuku Area: Transit, Shopping and Green Oases

Shinjuku area, located in the heart of Tokyo, is a vibrant metropolis with countless attractions.
Shinjuku Station is famed as one of the world’s greatest transportation hubs. It is the world’s busiest railway station by number of passengers served per day, criss-crossed by a dozen JR, subway and private rail lines. The station is also a key terminus for express bus routes to every corner of Japan.

Arrayed around the station are a smorgasbord of shopping experiences, including iconic department stores and shopping centers such as Takashimaya, Isetan and Lumine and consumer electronics megastores such as Bic Camera and Yodobashi Camera.

Along with the shopping outlets and skyscrapers, but these share the district with leafier environments such as Shinjuku Gyoen National Garden and Shinjuku Central Park.

Numerous redevelopment projects are planned for the vicinity of Shinjuku Station, with some major redevelopments in the pipe for around 2040. Once these redevelopment projects are completed, further evolution is expected.

One condominium complex that’s turning heads in the Shinjuku area is Park Tower Nishi-Shinjuku. Completed in November 2024, this condominium tower comprises 470 suites in a building with 40 stories above ground and one below. The full complement of amenities includes an entrance hall with an airy 9.0 m ceiling, an “owners’ living room” with study rooms and cafe, a fitness studio, two guest rooms and a “sky lounge” looking out on the city from the 23rd floor.

If Shinjuku is a good fit for you, please browse Shinjuku area property listings below and reach out to us.

An International Vibe and the Bounty of Nature: Hiroo Area

The Hiroo area enjoys a deserved reputation as a luxury residential district appointed with some of Tokyo's most prestigious houses and high-end condominiums. With embassies scattered in and around it, Hiroo boasts more than its share of expats and international schools. Many shops rock an international vibe, including National Azabu Supermarket, which handles foodstuffs from around the world.

Hiroo Shopping Street, a stone’s throw from Hiroo Station, is an eclectic mix of shops, ranging from long-serving wagashiya (Japanese traditional sweets shops) to charming cafés and bakeries.

A three-minute walk from the station takes you to Arisugawa Park. On weekends, residents can be seen relaxing here, basking in the natural beauty of the passing seasons. The park’s high ground is replete with facilities for leisure, including a baseball diamond, tennis courts and Tokyo Metropolitan Central Library.

One of the Hiroo area’s most popular “vintage” condominium complexes is Hiroo Garden Hills, a collection of 15 buildings housing a total of 1,181 residences. Sited on a 6.6 ha plot, this spacious development is so blessed with natural beauty you have to remind yourself that you’re in the heart of the great city. Hiroo Garden Hills even features a shopping mall, whose retail and other facilities support daily life with a supermarket, a clinic and more. Next door to Hiroo Garden Hills is Hiroo Garden Forest, an assembly of eight condominium and other buildings. Together these complexes pamper inhabitants with the tranquility of lush green trees and grass.

Toranomon Area: An evolving urban space
Toranomon is one of several historic business districts in central Tokyo.
The fame of Toranomon as a center of global business is due in large part to its proximity to other vital nerve centers. Toranomon is within walking distance of the national-government district of Kasumigaseki, iconic business districts such as Otemachi, Marunouchi and Yurakucho, and embassy quarters such as Azabu, Akasaka and Roppongi.
In recent years, planning has gone forward on large redevelopment buildings. To ensure that urban functions can be supported and continued in the event of disaster, buildings are being made earthquake-resistant and non-flammable, and introduction of autonomous, distributed energy systems is under way.
One such project is Toranomon Hills Station Tower, opened in October 2023. Rising 49 stories above ground to a height of approximately 266 m, will be a multi-purpose complex developed in seamless integration with Toranomon Hills Station on Hibiya Line. Because city and station are developed as a cohesive whole, the station has its own above-ground station plaza (a first for Tokyo subway stations) as well as a food market open daily from 7 AM to 11 PM.
Also, Azabudai Hills rose nearby, embracing offices, residences, a hotel, an international school, shopping and cultural facilities. Janu Tokyo, Japan’s first iteration of this luxury hotel chain that is sister to the Aman brand is also opened.
Toranomon area is making steady progress in many different aspects, making it an area worth keeping an eye on. If you are interested in Toranomon area, please take a look at our Toranomon area property listings and get in touch with us.

The Serene Ambience of a Plush Residential Neighborhood; Meguro Area

In the Edo era (1603–1868), feudal lords called daimyo built their villas in Meguro area. In the Meiji era that followed (1868–1912) and thereafter, Meguro continued to be known as a district of luxurious residences. That rarefied atmosphere of grace and high social standing prevails in Meguro today. The area is also remarkably convenient, served by JR Yamanote Line, Tokyu Meguro Line, Tokyo Metro Namboku Line and Toei Mita Line. This ease of access also reinforces Meguro’s popularity as a residential quarter.

Not far from Meguro Station is Hanabusayama, one of Jonangozan, the “five great hills of Jonan” and the center of a well-heeled residential area. Despite its proximity to the station, this area has long been popular with aspirational home-seekers as a convenient yet quiet, exclusive neighborhood. Today numerous embassies contribute to the area’s upscale bearing.

A stroll around the environs of Meguro Station soon brings you to the Institute for Nature Study. Part of the National Museum of Nature and Science, the Institute forms a precious forest belt of lush natural beauty in the heart of Tokyo, a true urban oasis.Along Meguro River, 800 cherry trees bloom in spring and attract visitors.

In 2017, “Brillia Towers Meguro”, a major urban twin tower residences of 40 and 38 stories respectively, was completed, and now became a landmark in front of Meguro Station.

If Meguro area catches your attention, please take a moment to view our Meguro/Nakameguro property listings.

Hello, this is Mitsui Fudosan Realty.
This time we would like to share with you Tokyo’s investment property market trends of 3Q 2025.

The indices of the average gross yield on the initial asking price and on the contract price were down by 0.2 points and 0.3 points quarter over quarter (QoQ) (prices rose), respectively, in the Tokyo Central submarket in 3Q of FY 2025, while the number of contracts made increased YoY. However, since this includes multiple properties contracted at low yields, conceivably for purposes of vacating and redevelopment instead of yields, the decreasing trend in yields warrants further monitoring.
