Note: due to several issues we've faced in Japan regarding people coming from certain countries and regions, we are no longer accepting buyers from the following countries: Laos, China (except Hong Kong and Taiwan).

We reserve our company to the constitutional right to refuse service due to problems faced in Japan in the past years and month, we want to apologize to those who find our note miserable but the reasons to refuse service are as it follows:

1. Guests from above mentioned regions did not behave peacefully and calmly in our communities, being loud and an inappropriate in several occasions.
2. Asked/promised to make the payment of properties and services on the moment they collect the property documentation, they haven't paid in about 20 cases we had with people from above mentioned we didn't get a single pay (we ended up reclaiming the property and taking it back at the end, there is rule of law in Japan).
3. Discrimination: use of really inappropriate words towards our people and country, peeing in religious monuments and disrespecting our society.
4. Distress caused in hotels and guesthouses: there were reports of missing itens in guest-houses and hotels after they've left, some homestay complained online and not only online about them trashing the properties before check-out.
5. Disrespect the way of the Japanese life, such as shouting at others in public, disrespecting preferencial seats in public transportation. Not stopping the car when driving to let school students or elders to cross.
6. Cutting trees on the neighbors land without permission and sometimes asked for permission but still trespassed the property and commit such crimes, when the police came they simply flew the country.
7. Demolished properties without permission, after demolishing left debris on the pedestrian path.
8. In our contracts and when clients contact us, thru out our operation method we inform all that we do not assist with visa, COE, residence permit, permanent residency, nothing regarding immigration and that buying WON'T provide you with any visa status. However, we've been confronted by some buyers who signed the acknowledgment in English and Chinese (both languages, being the translation made by one of our staff members who studied mandarim in China...) and, later they came complaining online, social media, also at our company causing conflicts which we had to call the police for a few occasions... as they said that we promised help with visa!

We regret to say it, but we are no longer accepting citizens from those two countries.

From April 2025, our office in Kyoto will start supporting service for real "abandoned/given up" properties in Kyoto Prefecture (only in this prefecture). We will share videos, photos and details that the city hall provide us - details that we do not share is because we don't have it at all, please understand. If you come to visit the property, you shall speak to us in advance and we will arrange time and personnel, (no last minute "appointment", we regard ourselves to refuse service). Then, to visit properties listed will be free of charge, to support your application you shall submit your passport and affidavit in order to get an appointment. Our service fees are 1500USD plus legal fees and taxes for the property itself, no hidden or extra fees.

We won't look for properties out of the city hall limits/shared content, we won't hunt properties out of Kyoto prefecture.

Those properties are for donation but taxes are to be checked.
The cost of documentation/titles goes from 400USD to 1300USD (at most).

Very important to tell: on the internet has those "news" like "Japan is giving houses away!", we must tell you all that isn't like western websites and news sources says....

Akiya House is a word used for "vacant or abandoned or empty" house.

Houses which are "repurposed", "re-used", "sold or donated".

Houses which are in the Akiya bank, already registered in the national system are properties which can be donated or sold to local Japanese residents or those who live in Japan under a residence permit for a minimum number of years.

So, in this page we offer free guidance to those who are in Japan and we help foreign citizens out of Japan to purchase a non-akiya house.

Non-residents aren't able to get a free house in Japan, and some of those free houses are free in purchase but some don't have documents to register it, some got thousands of dollars in taxes to pay or they require to live in for a minimum of years to get the documentation under your name and also do not allow you to rent it, or to start a business in it, you have to go thru a tight policy.

We do not work with those real abandoned houses as the documentation is very hard to find and get it transferred and due large restrictions.

Please note, our properties are documented properties which we can help you getting it transferred and under your name within 30 to 60 days time.

Our service is provided only for Ayabe City, Kyoto prefecture, No other cities or prefectures. Due to regulations and requirements realtors must go thru, we attend requests for our region.

Without pre-made appointment we do not attend to visitors looking for properties, in Japan trains arrives and departures on time, not earlier or either later, we like things to be done in order, quality and efficiency. Please, consider making an appointment and learning about the required documentation one must present for purchase (in case you purchase, you'll be able to save time and money if your papers are ready for registration).

Video is this property in Ayabe city for sale, initially it is important to say that the house yard is being clean and the plants are being controlled!

House of 65m2 and land of 116m2 documented, ready to transfer documentation, taxes paid, all utilities working without any issues.
The house had a leaking issue but we already addressed this problem and it got properly fixed.

Old furniture: we will deliver the house clean and without anything inside, of course that we can leave the furniture that you may feel like keeping.

Dear all, it is always a pleasure to meet new folks on the way to Japan, however we only attend over a pre-arranged appointment, please do not message us with "we are arriving in Japan next week, take me to see a house" because Japan itself doesn't work this way.

Several reasons:
1. We got clients lined and arranged by the property they want to visit.
2. We must arrange with the current owner to visit the place, some houses are still inhabited.
3. The owner may have a change of heart, doesn't want to sell it anymore, or already sold it, or isn't around to sign the permission.
4. We have days only to work on the paperwork for sold properties.
5. We must attend clients based on the arrangements pre-made, we will never leave a client unassisted to help a client who just arrived in Japan, we won't bother at all.

To buy a house in Japan and live in Japan, you shall learn that in Japan we have a work culture and a way of doing things, we work based on our schedule going client by client and offering the best service. In Japan we focus on quality.
