This ancient country villa has just been completely renovated in keeping with the local standards typical of Umbria, Tuscany and Northern Lazio. Nestled deep in the midst of the green hills of Northern Lazio, it is located uphill in the Tiber Valley in proximity to a river bend. It features the characteristic double staircase both indoors and outdoors.
Situated north of Rome, it can be easily be reached from either the A1 highway Orte exist or from Orte train station, which is about one kilometer away, making it a convenient 35-minute train journey to Rome Termini station.
With plenty of square footage, this building has been completely renovated ( with the total supervision of of one of the best architecture groups in Rome) using sustainable building materials including local natural stone and natural lime mortar. Both roof and ceiling are in treated Italian chestnut and have been thermally insulated, while the original roof tiles and shingles have been preserved.
The casale features a large entrance hall, a vaulted living area with an old stone fireplace, a dining hall, a kitchen with fireplace, a dinning hall, a kitchen with fireplace, a sitting room with an old marble fireplace in the first floor, as well as seven large bedrooms with seven bathrooms, one ironing room and one storage room.
The heating and plumbing and electrical system have been completely sectioned. The heating systems allows individual room to be heated independently. Furthermore, while the rooms may be fitted with an A/C system, the 24-inch thick stonewalls make its installation unnecessary. A double-sensor alarm system with dial pad has also been installed.
Domestic water supply can be stored trough a main water accumulator as well as through an underground rainwater harvesting tank, which may subsequently be used for irrigation and domestic purposes.
All windows are solid walnut and have low-e glass panes. Bedroom windows are fitted with shutters, whereas the other rooms have grilled windows. All interior doors, also in solid walnut, are characteristically rusticated. All French doors and shutters are equipped with security locks.
The flooring is made of handmade flat Tuscan tiles, which have been previously treated in a sustainable manner. The kitchen has a traditional part which comprises a fireplace, a stone sink and an antique wood cook stove, while the remaining area can accommodate any modular kitchen configuration.
A 0.85- acre garden worth of plantings – including a number of fruit trees – surrounds the property and its 650-sq ft quest annex, wich also includes an old baker’s oven and a 75-sq ft storage room, thus adding up to a total area on nearly 600-sq ft.
The outer courtyard features an old spring and a natural swimming pond that can be fed by harvested water.
