Step four: plan your trip to Tuscany! Anytime of the year is good. If the heat is not your friend, try to avoid July. And November as that month is particularly wet! Both Florence and Pisa have good international airports. Rome could be a solution if you chose Southern Tuscany as it's pretty easy to reach by car from the capital city.
Quatrième étape: programmez votre voyage en Toscane! Quelconque période de l'année est bonne. Si vous n'aimez pas les grandes chaleurs, évitez Juillet. Et Novembre puisque ce mois est particulièrement mouillé! Florence et Pise ont tous deux de bons aéroports internationaux. Rome pourrait être une solution si vous avez opté pour le sud de la Toscane puisqu'il est facilement rejoignable en voiture de la capitale.
Quarta tappa: programmate il vostro viaggio in Toscana! Qualsiasi periodo dell'anno è buono. Se non vi piace tanto il caldo, evitate Luglio. E Novembre visto che è un mese particolarmente bagnato! Firenze e Pisa hanno tutt'e due buoni aeroporti internazionali. Roma potrebbe anche essere una soluzione se avete scelto il sud della Toscana visto che è facilmente raggiungibile in macchina dalla capitale.

Step three: Try to focus on the budget you would be ready to invest. The property you plan on purchasing needs structural works, it's ready to live in...or...a way in between. Consider your savings, an eventual mortgage to apply in an Italian bank (usually, it can provide up to 30% of the total amount of the property depending upon your personal financial situation) and, when you have chosen your ideal property, ask about the closing costs to know exactly how much the notary, the taxes, the surveyor, the property finder and eventually the lawyer will charge you.
Troisième étape: Essayer de vous focaliser sur le budget que vous êtes prêts à investir. Le bien que vous souhaitez acheter a besoin de gros travaux, il est prêt à être habité...ou entre les deux. Considérez vos épargnes, un emprunt éventuel à demander à une banque italienne (en général, elle prête jusqu'à 30% de la valeur totale de la propriété dépendemment de votre situation financière) et, lorsque vous avez choisi votre propriété idéale, demandez quels sont les coûts totaux pour savoir exactement combien le notaire, les taxes, le géomètre, le chasseur immobilier et éventuellement l'avocat vous coûteront.
Terza tappa: Provate a focalizzare sul budget che siete disposti ad investire. La proprietà che prevedete di comprare ha bisogno di lavori, è già pronta...oppure una via di mezzo. Considerate i vostri risparmi, un eventuale mutuo in una banca italiana (di solito, può coprire il 30% del prezzo della proprietà dipendentemente della vostra situazione finanziaria) e, quando avete scelto la vostra proprietà ideale, chiedete dei costi totali per sapere esattamente quanto il notaio, le tasse, il geometra, il cacciatore immobiliare ed eventualmente l'avvocato vi costeranno.

Step two: you imagine the kind of property you would prefer to live in. An apartment, a cottage, a farmhouse, a villa...with a terrace, a garden, a hill/sea/mountain/city roofs view or whatever is the most important for you.
Seconde étape: imaginez le type de propriété où vous préfèreriez vivre. Un appartement, une petite maison, une ferme, une villa....avec terrasse, jardin, vue sur les collines/la mer/la montagne/les toits de la ville ou quoi que ce soit qui est le plus important à vos yeux.
Seconda tappa: immaginate il tipo di proprietà dove preferireste vivere. Un appartamento, una villetta a schiera, un rustico, una villa...con terrazzo, giardino, vista sulle colline/il mare/la montagna/i tetti della città o qualsiasi carateristica che sia molto importante per voi.

Première étape: vous êtes venus en Toscane et avez trouvé un endroit idéal où vous projetez d'acheter un bien immobilier. Ce lieu peut être proche de la mer, de la montagne, d'une jolie ville...ou simplement perdu au milieu des collines ondoyantes!

Ready for your move to Tuscany? Nothing to worry about. I find your ideal home in less than a month by putting myself in your shoes. Ci viene spontanea la domanda di chi conosce veramente il prezzo di mercato di un immobile...Sono quelli che si trovano davanti al notaio a concludere affari. Solo loro sono in grado di fare valutazioni concrete con numeri e dati alla mano. Le richieste trovate in pubblicità ovunque non rappresentano la realtà. Abbassare la richiesta del 15-30% non è così raro...Evvai che si riparte con la speranza! :-)

Vivete in una casa che volete vendere...bene...Anche a me è successo. Ci mancava lo spazio, la prossimità dei servizi, avevamo qualche disturbo...Succede a tutti. Per farla finita, conviene fare stimare il nostro immobile e metterlo sul mercato a tale cifra. L'affare si concluderà brevemente ed in poco tempo, si potrà entrare nella casa dei sogni, anche quella acquistata ad un prezzo ridotto...Per quello, vi posso dare una mano io!

C'è attualmente sul mercato immobiliare lucchese un abbondante numero di case in vendita. Per la maggior parte, solo lì da anni. Sicuramente perchè la richiesta è davvero eccessiva rispetto al valore del mercato attuale.
Facciamo stimare il valore attuale delle nostre case ad un esperto immobiliare di fiducia?
Diamogli la nostra casa in esclusiva a tale prezzo per ottenere risultati nel giro di poche settimane?
Amo le sfide!
Mettiamoci in gioco e vedremo i miglioramenti succedere.
