Rajasthan is leading in Solar !👏👍
With the cabinet's approval, the current government
The allotment of 2,397.54 hectares of government land to Adani Renewable Energy Holding Four Limited on cost for setting up a 1,000 Mw Solar Power Project will be made under Rajasthan Land Revenue (Allotment of Land for Setting Up of Power Plant based on Renewable Energy Sources) Rules-2007.

It is to be mentioned that Rajasthan is in the first position in the country by installing a capacity of around 13,000 MW of solar energy. At the same time, under Solar Energy Policy 2019, a target of generating 30,000 MW has been set by 2024-25.

For this, the current government, with the cabinet’s approval, has allotted around 16,000 hectares of land for setting up solar and wind energy plants.

Land/Real Estate/Property is one of the most important assets you can have in your business. And it’s also something that many entrepreneurs don’t think about until things are starting to fall apart, and they need to find a new way.

To avoid future problems, Legal due diligence is the process that a buyer uses to learn as much as possible about a property and its seller. This includes looking at titles, deeds, mortgages, and any other legal documents.

You need to thoroughly investigate a seller's history to see if they have any liens or unpaid taxes; if so, you may end up paying for them. It's also important to look for any problems with the property such as structural damage or environmental concerns.

And that's the reason due diligence should be done on priority before proceeding with any transactions. It is very important in order to protect one against pre-existing claims over the property.

It can be done after the fact through surveys, records checks, etc. and in some cases also may be required to be done before the transfer takes place to verify the ownership of title over the property or encumbrances over the property.

Do make sure to do proper due diligence when involved in any real estate transaction, especially for high-value transactions.

It's always advisable to stay updated about the laws and legal of the industry. Well, there is no such specific law for the solar industry, the significant laws which affect and regulate the solar sectors are -

1. Electricity Act, 2003 -
- This Act was formulated in the year 2003 to regulate the electricity sector. The Act also mentions the preferential tariffs and quotas for opting for renewable energy. The Act deals with the legislation regarding incorporation, generation, transmission, distribution, and also the tariffs in the sale.

2. National Renewable Energy Act, 2015 -
- This Act was formulated in 2015 to encourage the use of renewable energy, mitigate the dependency on fossil fuels, ensure energy security, and reduce local and global pollutants.

3. National Electricity Policy, 2005 -
- This policy was formed in 2005 in compliance with Section 3 of the Electricity Act 2003. It allows preferential tariffs for power produced from renewable energy sources.

4. Tariff Policy, 2006 -
- This policy is the mechanism of the Renewable Purchase Obligation (RPO) to fix a minimum percentage of the purchase of energy consumption by the states from renewable energy sources. A special tariff for the solar energy sector is also included under this policy.

5. Integrated Energy Policy, 2006 -
- This policy is an advisory by particular focusing on renewable energy development and setting targets for the addition and advancement of capacity. The policy covers broad aspects of energy such as security, access, affordability, availability, pricing, efficiency, and environment.

The solar energy sector has been extremely resilient and growing in a number of homes over the decade.

Hopefully, sector-specific laws are formulated and enacted at the earliest to make the system efficient and prevent future conflicts.
