Do ek jaise dikhne wale apartments, same floor aur same size, lekin dono ki price alag! Aisa kyun? Welcome to Day 15 of Understanding Real Estate in 75 Days with Svaika! Aaj hum baat karenge PLC yaani 'Preferred Location Charges' ki. PLC wo premium amount hai jo builder aapse mangta hai ek behtar view ya convenient spot ke liye. Agar aapka flat corner unit hai, Vastu compliant hai, ya wahan se koi sundar park, city skyline ya sea-view dikhta hai, toh aapko PLC dena padega. Generally, ye charges ₹50 se lekar ₹500 per square foot tak hote hain, jo developer aur city ke hisaab se badal sakte hain. Mumbai jaise shehron mein luxurious projects mein ye charges bahut common hain. Toh agli baar jab aap koi specific unit pasand karein, toh pehle check kar lein ki usme koi PLC toh nahi juda hai! Hai na kamaal ki baat? Toh is video ko un doston ke saath Share karein jo naya ghar book karne wale hain. Follow kijiye Svaika for Day 16!"

Confused between an "Agreement for Sale" and a "Sale Deed"? You aren't alone! 🧐 Many buyers think they are the same, but there is a massive legal difference. On Day 14 of our 75-day challenge, we are clearing the confusion.

The Breakdown: 📝 Agreement for Sale (The Promise): Think of this as the "Beginning." It is a legal contract where the seller promises to transfer the property in the future. It contains the price, payment plan, and rules—but the ownership hasn't shifted yet.

🔑 Sale Deed (The Final Word): This is the "Closure." Also known as a Conveyance Deed, this document officially transfers the title and ownership rights from the seller to you. Once this is signed, you are the legal owner!

Why it matters: ✅ Registration: BOTH documents must be registered at the Registrar’s office to be legally valid. ✅ Home Loans: Banks usually require a registered Agreement for Sale to process your loan, but they need the original Sale Deed to complete the file.

💡 Svaika’s Strategy: Never skip the Sale Deed after completing your payments! An Agreement for Sale alone does not make you the absolute owner of the property. 🛡️⚖️
