*Friendly Free Advice to Common People before and after Booking of a Flat/Plot/Property*
*Imp.Note: If you follow all points from 1 to 11 ,You will not required to go to any expert or Advocate*ЁЯШГЁЯШГЁЯШГ
1. Remember very well , It is a *major decision ,requires considerable amount* so should not be taken Lightly.Othetwise you with your family will have to go through lot of pain.
2.Ensure Project is *Registered under Rera*
3.Get All project *Documents verified by a Lawyer* and his green signal with NOC
Though many people take bank loan and Bank lawyers verify it.
Still it is recommended that you hire a lawyer for the same separately for your safety.
4.Do all *Payments preferably by Cheque* as per Demand letter from the Builder.
5. Keep *all Receipts and all documents* including advertisement, Brochure at *safe* location.
6.Till booking and initail payments you are aVIP, later on you are typical common Indian Consumer .
Should not pay more than *10% of amount of total cost, till registered agreement to sale* is done for the property.
Pay only after a stage is actually completed and in time.
7.Try to *verify reliability* of builder and his consultants formally, informally through different sources and his previous projects quality, time taken to complete etc.
8.Keep *track of the Project Progress* every quarter or at least every 6 months as the case may be.
9.Send Letters /Emails to Builder about *queries, Doubts , Progress etc* and ,keep them safely.
10.Don't be doubtful every now and then about the builder *without reason*, And *co-operate with builders in case of genuine situations like Corona,lockdown impacts on timeline etc.*
11. If possible *verify ground reality and Data uploaded* by builder with Rera.
Every consumer should *get at least 2 to 3 neighbour flat owners numbers* from beginning.
12. *Be alert as your possession gets near and near*. If pace is too slow to complete the project ,approach a Rera Expert.

So don't treat it as ad. And just ignore But a *invaluable key, not easily shared with common people.*
