New Farmhouse Policy in Telangana (2026 Draft Guidelines)

The Government of Telangana is planning to implement clearer rules for farmhouse constructions to control illegal layouts and ensure proper agricultural land use.

The policy is currently in draft/expected implementation stage.

Key Proposed Rules

1. Minimum Land Requirement
A minimum of 1,200 square yards of agricultural land is required to build a farmhouse.
Farmhouses will not be permitted on very small plots.

2. Road Access
The land must have at least a 30-feet wide road access.
A proper approach road is mandatory for approval.

3. Construction Area Limit
Only 20% of the total land area can be used for construction.
Example: On 1,200 sq. yards, only about 240 sq. yards can be built.
The remaining 80% must be used for agriculture, gardens, or greenery.

4. Height Restriction
Maximum building height: 6 meters.
Only Ground + 1 floor (G+1) is allowed.

5. Agricultural Usage Condition
The land should maintain farm-related activity such as plantations, fruit trees, or cultivation.

Pure residential plotting under the name of “farmhouse” will be restricted.
Why This Policy Is Important
To stop illegal farmhouse layouts on agricultural land.
To maintain environmental balance and green zones.
To regulate real estate developments in rural and peri-urban areas.
