Many of you might have heard of the term "Value Investing" in Stocks. The same holds true in case of real estate also.. You must search for a good deal which is available at cheaper than its market rate or invest in something which might be a little expensive now but would hold great value in the future due to its location or architecture, the perception about it etc. Also be on lookout for properties which are already rented since they give you returns along with appreciation,also it shows that people are actually willing to stay/work there. it is a much safer option as well since you are getting true returns and not just making profits on paper which might not be truly realizable.

Beware of the various faulty claims of builders and brokers. They would say anything to sell their property, misguide you to any length as long as their inventory gets sold. A few example in case of Delhi NCR can be the marketing of the International Airport in Greater Noida which has been scrapped more than a year ago or the FNG expressway which has also been canceled by the Govt. Another popular way of selling is by claiming that the proposed metro would run from nearby, if the builders have there way then a metro station would be present in every project.These are not realistic claims and you should focus more upon the already approved facilities in the location rather than what is proposed or might happen. Please Beware of these false claims. Do your research first, contact someone knowledgeable and invest wisely.

Debt instruments like bank fd's provide you only fixed returns(many a time less than inflation) but no capital appreciation, Gold provides you capital appreciation but no fixed returns, Stocks can provide you both but then again can take both away from you as well and only great expertise and some amount of luck can prove your investments fruitful,also in times of great inflation stocks actually fall and hence erode your wealth very quickly. Real Estate provides you with capital appreciation and fixed returns at the same time. Also it is a tangible asset and one which would always be more scarce with time and therefore will always provide good returns in long term. It is also a great hedge against inflation and that's what makes real estate the most lucrative and sensible investment option specially in a high growth high inflation country like India.As the popular saying goes: "Buy some real estate as soon as you can afford it."

Whether to buy Land or Apartments/flats? This is a question that bugs a lot of investors. While there is no definite way of answering this due to the large number of factors involved: Location, FSI of the locality, Population density, Rise in building cost due to inflation, depreciation in the value of constructed property, time value and expertise needed in building construction etc, the simple rule of thumb goes that if the land is in an area where the population is expected to grow significantly in the coming areas then it makes more sense in buying land, whereas in an area which is already pretty settled buying an apartment can give you better returns.Some might argue that land would always give better returns because there is low maintenance cost and no depreciable component attached but what they are not taking into account is that a land is not giving you any returns on its own either and if those returns are taken into picture over a number of years taking the high inflation and risk free rates in India it could prove to be a significant factor.
