Impact of Union Budget on Real Estate

1. The emphasis has been towards curtailing the inflation while maintaining a GDP growth rate of 7-8% over the next three-four years.

2. Budget allocation of Rs 4000 crores towards low cost housing schemes. The Finance Minister has also assured that there will relaxation in FDI norms in the affordable housing sector

3. Income tax deduction limits under 80C for repayment of principal on housing loans increased from Rs. 1 Lakh to Rs. 1.5 Lakhs.

4. Enhanced the deduction limit on interest payment for housing loans from Rs. 1.5 Lakhs to Rs. 2 Lakhs.

5. The increase in individual income tax exemption limit from Rs. 2 Lakhs to Rs. 2.5 Lakhs will lead to increase in the disposable income of individuals. This would further improve their ability to pay home loans

6. The infrastructure and manufacturing sectors have been given importance, since these sectors will increase the number of jobs. Banks are encouraged to extend long-term loans for infrastructure projects regulatory relaxations from RBI

7. The clarity on taxation of REITs (Real Estate Investment Trust) was finally delivered in the budget. REITs will be allowed tax pass-through status, i.e. there will be no tax on these subject to fulfilling all criteria of investments and dividend distribution. This helps Listed Real Estate Developers to raise funds

8. Allocation of INR 7,060 crores for development of 100 smart cities will lead to opportunities in the new markets

9. The establishment of seven Industrial Smart Cities along the Amritsar Kolkata Industrial Corridor (Eastern Fright Corridor) and prospective plan of 20 new industrial clusters along Bengaluru Mumbai Economic Corridor (BMEC) and Vizag-Chennai corridor are positive steps towards establishing Industrial Cities and Ports. The planning of three new Smart Cities in the Chennai-Bengaluru Industrial Corridor region namely Ponneri in Tamil Nadu, Krishnapatnam in Andhra Pradesh and Tumkur in Karnataka will boost investment in these areas.
