Dear friends,

The beginning of the year it is a perfect time when we reflect on our gratitude for the past and our hopes for the future. It is a chance to welcome a fresh start to reinvigorate our enthusiasm for chasing goals and dreams in 2021!

During these unprecedented times lots of great things happened and we'd like to reflect on the current state of the business and to share with you company's major accomplishments:

• Till the end of 2020 we have totally completed all purchases which planned and successfully added to our portfolio more than 5000 sqm in the city center of Athens. In addition, we made a few acquisitions in Crete: a plot for development, a boutique hotel, and several villas near the sea. That led to the growth of company’s portfolio, amounting to over 60 million euros for key-ready projects.

• Despite some predicting that there will be no more demand to the office space, according to the latest data, companies will lease larger spaces that allow for people to work in safer distances as per “social distancing” rules. In the light of that, we owned numerous offices in the city center of Athens.

• We have completed the renovation of numerous properties in Athens.

• We have spent the last few months working intensively architects, construction managers, interior designers and CGI artists.

• We were focused on undertaking the process of obtaining all the necessary licenses and permits including building permits and a progress on existing projects.

• Despite the situation, we were able to resell a number of assets for our private Israeli clients at a very high profit.

• It’s a challenging environment we are in and it is going to last awhile, so we have built an effective, simple, and fast procedure that allows opening of a bank account in Greece for our private customers and companies remotely. That helps us to continue with acquisition deals despite the absence of physical presence.

We are truly grateful for your support and partnership during this time as we all face this unprecedented challenge together. ✅

כיכר אומוניה – מרכז אתונה המתעורר לחיים!!!

ככר אומוניה הייתה בעבר הכיכר המרכזית ביותר באתונה.

בתקופת המשבר פקדו את הכיכר מהגרים רבים ובאזור הכיכר זנות וסמים לא היו מחזה נדיר.
לפני כשלוש שנים, (עוד בתקופת הממשל הקודם) החלו כוחות שיטור לפקוד את הכיכר.
המהגרים פונו מהאזור והחלו לנקות את הרחובות מסמים וזנות.

הכיכר יושבת על צומת הרחובות Athinas ,Monastiraki, ו-Panepistimiou, המובילים לאתרים מרכזיים בעיר כמו האקרופוליס, כיכר ויקטוריה והארמון העתיק.
מיקומה המרכזי של הכיכר הופך אותה לנגיש ביותר בתחבורה ציבורית, באמצעות שני קווי מטרו העוברים בתחנה שמתחת לכיכר, כמו גם קווי חשמלית ואוטובוס רבים המרשתים את העיר.
סביב הכיכר ניתן למצוא שירותים ממשלתיים רבים כמו הביטוח הלאומי, חברת המים והבנק הלאומי, מוסדות תרבות כמו התיאטרון הלאומי, מרכז לאומנויות ומרכזי קניות ובילוי.
עבור תיירים מציעה סביבת הכיכר מגוון גדול של מלונות, דירות אירוח ואכסניות, וכן מסעדות רבות ורחובות קלאסיים לשופינג ולטיול.
לאחרונה עברה הכיכר שיפוץ נרחב במסגרתו שוקמו המדרכות, הגינון, נוספה תאורה והופעלה מחדש המזרקה המפורסמת שבמרכז הכיכר.
כל אלו הופכים את כיכר אומוניה למוקד מרכזי עבור תיירים באתונה ותורמים לעליית ערכי הנכסים בסביבת הכיכר.

"גם שמש וגם פטור ממס": יוון רוצה שתהגרו אליה.

לאחר התמודדות מוצלחת מול מגיפת הקורונה, ראו היוונים כי טוב, והם שוקלים עתה להשתמש במחמאות שקיבלו כאמצעי משיכה לאנשים מחוץ ליוון, שישקלו לעבור למדינה.כחלק מתוכנית ה"שידול" החדשה מבטיחה יוון לכל מי שיבחר להגר למדינה פטור ממס על מחצית ההכנסות שלו (שיעור המס ביוון על הכנסה של מעל 40 אלף יורו עומד על 44%).
הקלת המס האמורה תחול על כל אדם עובד שמעוניין להעביר את מוקד המס שלו ליוון, ולתקופה מרבית של 7 שנים - ללא קשר ללאום שלו ולסוג העבודה.
