Items that had been advised as included were removed late in the process 😱

The survey was restricted 🚫 so the surveyor had to return a second time 🔍

Key legal documents weren’t available when needed 📑

The buyers were understandably disappointed, and the sale was at real risk of falling apart. ⚠️

I helped the clients understand the likely cost of replacing/repairing the missing items, found practical solutions, and led the price renegotiation myself - securing a downward adjustment. 💶📉

Their solicitor also played a huge role, chasing, clarifying and keeping things moving right up to closing. 📩

Today we did a letter drop for a client who has identified a specific area and house type he wants to live in… He is returning home after working abroad for many years and wants to settle near friends and family.

We focused on the end of terraces, with south or west facing gardens that he can put his own stamp on within his budget.

We wrote to the home owners asking them if they were interested in an off market sale. For vendors who value privacy, and don’t want to face into opening their homes for public viewings and online ads, this may work well.

Fingers and toes crossed for our client and a potential vendor who this option may suit 🤞

These are the days I live for!!

Last week I collected keys on behalf of a couple from the west of Ireland, who are currently living in Asia with their young family…

We helped them find the right mortgage broker when they were getting refused by others, we did all the viewings for them and sourced their beautiful new home, we supported the bidding negotiations, we organised the survey and the valuation, we helped the buyers know what to expect from the legal side of things, and the questions to ask their solicitor.. And over the next few weeks we are organising to get it painted and move in ready…

Buying a home in Ireland isn’t easy from abroad, but it is possible, especially if you have the right people in your corner!

A happy news story for a change about the Irish house buying process…..

This review made my day 😍 For me it’s not just about the right house, it’s about the journey to finding it, supporting where needed and making it as easy as possible…

I can honestly say, working alongside this couple was so rewarding both personally and professionally.

Recently I did a day of purchase walk through for a client….

Imagine my dismay when I saw the floors in this condition - it was not like this when we went sale agreed!! The floors had been badly damaged by the movers who emptied the home.

Contracts were already signed, and we were expecting to get keys that day… what were our choices:

1. Buy as it was
2. Delay the sale and request the floors be repaired by vendor
3. Negotiate a price reduction to cover the cost of the repair by the buyer.

The buyer chose to negotiate a price drop, and handle the repairs herself. We helped her with the negotiation, and the sale was closed by 5.30pm that day…

It just goes to show the importance of seeing the property prior to transfer of funds, and knowing your options…
