Thinking of selling your home?

One piece of advice we'd happily see disappear is:

“Wait until you've accepted an offer before contacting your solicitor.”

By getting the legal side moving earlier, you have an opportunity to identify issues that could otherwise only come to light when a buyer is already waiting to proceed.

That might involve documentation relating to the property, planning matters, title issues or something else that needs to be addressed before the transaction can move forward.

Not every issue can be anticipated, but being legally prepared before a sale is agreed can make the process considerably smoother.

You don't have to wait until you've received an offer to speak to your solicitor.

Your neighbour has made a submission or observation on your planning application.

Does that mean planning permission will be refused?

No.

Members of the public can make submissions or observations on planning applications within the relevant statutory period, but an objection doesn't automatically determine the outcome.

The planning authority considers the application in accordance with the planning process, including relevant planning considerations raised in submissions.

Planning issues can also become important later when a property is being sold, transferred or developed, so understanding exactly what has been approved and any issues surrounding the property can matter long after the original application.

Important changes to Ireland's residential tenancy laws came into effect on 14 September 2026.

One of the biggest changes relates to RTB disputes.

Adjudication hearings for new dispute applications will now generally be held in public, and the RTB can publish full adjudication reports containing information including the names of the parties, the rental property address, evidence presented and the outcome.

The changes also introduce new fixed payment notices for certain breaches of residential tenancy law and changes around the service of some notices.

For landlords and tenants involved in a dispute, it's important to understand how the new rules may affect you.

When making a Will, most people naturally think about how they would like their estate to be divided between the people closest to them.

There’s a new route to becoming a solicitor in Ireland.

The Law Society of Ireland has announced its new Professional Solicitor Apprenticeship Programme, which will allow school leavers to train as solicitors without first completing a third-level degree.

The programme will combine paid employment in a legal workplace with Law Society-accredited education and training. It will also provide a route for legal executives and law clerks who want to qualify as solicitors.

Expressions of interest are now open, with the first apprentices expected to begin in September 2027.

A significant change to how people can enter the profession in Ireland, and one that could open the door to people who may never have considered becoming a solicitor before.

This distinction matters.

Capacity isn't simply a question of whether someone "has it" or "doesn't have it" across every aspect of their life.

Ireland's current decision-support framework is designed around the support a person needs for particular decisions, at a particular time.

For example, someone may need support with certain property or financial decisions while remaining able to make other decisions themselves.

Understanding the appropriate level of support is an important first step.

What happens if you inherit agricultural property, claim Agricultural Relief and then sell it a few years later?
