Do you actually need a PMA to buy in Bali?

Short answer: probably not. Long answer: it depends on four questions.

A PMA is a 100% foreign-owned Indonesian company. Powerful tool — for some buyers. Overkill for most.

⚠️ Nominee structures are unenforceable under Indonesian law. If it goes to court, the nominee wins. Don't do it.

You NEED one if:
01 · Running multiple units as a real business
02 · Buying 2+ villas or a project
03 · You want an investor KITAS tied to your own company
04 · You want to deduct costs against income

You DON'T need one if:
01 · Buying one villa for personal use
02 · Renting casually via a hospitality-partner licence
03 · You have a second-home, retirement, or digital-nomad KITAS
04 · Holding, not operating as a brand

Real numbers:
· Setup: $1.5k–$3.5k
· Annual accounting: $1.2k–$2.5k
· Paid-up capital (real cash out): ~$0
· Corporate tax: 22% on profit
· Personal rental tax: 10% final on gross
