The legal framework governing the private rented sector continues to evolve, with further changes coming into effect this month.

From 6 October, changes include:

- The qualifying period for certain tenancy succession rights reducing from 12 months to six months

- Increased wrongful termination payments

- New duties relating to damp and mould

For landlords, it’s a good time to review how you deal with repairs, complaints and tenant requests and make sure your processes are up to date.

Yesterday’s team lunch was a bit of a hello and a goodbye… for now!

We were delighted to welcome Solicitor Mili, who has just started with Ness Gallagher this week.

But while we were saying hello, we were also saying see you later to Annie, who is heading off on a sabbatical. Six months travelling around Asia… and we’re here talking about wills and house sales in Lanarkshire. We’re not jealous. Not. At. All.

Now is a good time for a workplace check-up to ensure you are on top of your employment duties and your policies and procedures are fit for purpose.

Changes are coming into force next month as part of a wider programme of employment law reform under the Employment Rights Act 2025. Employers will very soon have new obligations in relation to harassment of their employees by third parties.

There’s nothing better than hearing that we’ve made what can often be a stressful experience feel a little easier. A recent client had some lovely words for Partner Edward McCarron and Head of Conveyancing Donna Woods following the sale of their house.

Good communication makes all the difference. For our client, having clear updates at every stage meant one less thing to worry about and no need to chase for answers.

Putting a POA in place means you can choose someone you trust to act on your behalf if you ever need them to.
